ugh, what town should i move to!?
i am soooo done house hunting! we need to expand our search bc we cant find anything we like!
we want suffolk (prefer to be mid suffolk....between islip and patchogue AND not too far north)
$380,000 budget. 4 bedrooms and NO hi ranches or splits. Taxes under $10,000. Good schools. And minor COSMETIC improvements...nothing major.
Ideas??? So far we tried....Sayville, Oakdale, Bohemia, Holbrook, Holtsville, East Islip, Hauppauge, Smithtown, Lake Grove

Agree.
We have a high ranch but there are plenty of different style homes, taxes are under 10k... closer to 7-8k, and def under $380k

What about nesconset (the part in sachem sd?)
Your budget and wish list is very tough in smithtown and hauppauge. DH and I are casually looking and with a budget of $500k I can't find what you're looking for!
It's prob too far north, but you could find a ranch in stony brook under $400

Have you tried W. Islip. We live here and there a few houses on MLS that fit your criteria. Although you will probably be between 10-11 for taxes. Love the schools and it is a great community.
ETA - There are some parts of Bayshore that are W. Islips schools as well.

What about Commack? We are in the process of buying there now, great schools. Taxes are about 11K for the one we are buying, but with star will be lower.

Def try west islip. I love it here. Great neighbors, community and the schools are really good.
There are a couple houses in Keith lane for sale and one or 2 over on pease. Plus others available north of union.

ok saw a couple houses in nesconset that are sachem school district that look promising!
are there certain parts of lake ronkonkoma that are better than others?
and what about farmingville? any info on that area?
love west islip, but too far west from our families.

I'm north of the LIE in the Five Corners area. I personally wanted to stay north of the LIE b/c I didn't want to be too close to the train or airport. I only hear the train on quiet nights and I think I've heard 2-3 loud planes in 2 years. I'm also near the lake which is nice. I'm literally the border of Ronk, Lake Grove, and Nesconset. We're very happy here!

I agree about Smithtown and Hauppauge. We live in Smithtown now and are thinking of selling to upgrade but I think its hard to find something under $400K depending on what you are searching for (there are some high ranches in my area for that price that need work and some short sales as well, but all have taxes 10K or over) and Smithtonw has high taxes
I know you said not too far norht but what about Kings Park. Our friends have taxes under 7K, they are close to parkways and transportation, close to beaches etc...

Nesconset is a nice town, and Sachem a good district.
The only areas of Ronkonkoma I'd avoid are immediately north of the lake on Smithtown Blvd. There are a couple of motels or housing units that seems a little seedy to me.
I'd also be very aware that many parts of Nesconset, Ronk and Lake Ronk have high water table/flooding issues. Ask lots of questions and carefully inspect house!

If you are looking into Ronkonkoma, look into the Lakeland/Lake Hills Section off Motor Parkway.

Actually I live in this exact area and never came across any seedy people in my 2 years of living here. Those are apartments. So there's that.

Yup. I live pretty much right there. Families all up and down my street and quiet. No seediness.

Yes, that's the area I am speaking of, the one story buildings across from each other on S'town Blvd. I have never been in any of the units nor do I know anyone who lives there, this is purely observational...
