Ugh...I am a bit annoyed.
this *could* be irrational of me...but I don't care.
one of the contingencies of this sale was that is be QUICK.
the seller wanted to close within 30 days.
I have been working my arse off and having those around me (thank you DINA!) working their asses of getting everything together to make this a reality.
the bank has been great. my husband and I have taken time off from worth, EXPEDIENTLY provided everyone with every imaginable piece of information that would need...
we took off an ENTIRE day of work on Monday to go up and sign our contract.
the seller STILL has not received it.
apparently, it was Fed Exed the 5 miles from my atty's office to the seller's atty, who is now Fed Exing the contract to the seller in Jersey. who will then Fed Ex it back to her atty..when??? Friday?
5 business days when we only have 8 business days left until CLOSING.
my bank gave us the commitment without even getting the official appraisal (b/c the appraiser is ALSO waiting on the contract)
everyone has BENT OVER to make this a reality...and we are now stuck in Fed Ex land.
it's effing efgging RIDICULOUS.
and if I happen to lose my LOCK over this I will flip the script. I swear!

I'd be annoyed too. Was it officially picked up by FEDEX? Can you try and intercept the package so you can pick it up and get it to your attorney's office quicker? maybe it's at one of the facilities?

who knows. the sellers att has sludge up his arse anyway.
he may still have it in his office for all I know.
I just have my attys office and my realtor (who is also the sellers realtor) on it.
ETA: I even made a correction on the contract IN MY SELLERS FAVOR! to speed up the process b/c her atty omitted some exclusions and I knew she'd see it...and I wanted to cut down on corrections and edits as much as possible.

That is really annoying...they good thing is that the 30 day contingency period probably doesn't start until you receive fully executed contracts...so you can totally pull this off....if anything its good that they are taking their time because you have already submitted everything to the bank....all they will need to do once you get the contracts is to order the appraisal and put it into underwriting. In the mean time has your attorney ordered the title report? That usually takes a while....unless its super rushed.

Good luck. We almost lost our lock, too. The sellers have 30 days after the date in the K to close, no matter what they represnt verbally. I learned that the hard way. Ultimately we just closed early and let them stay for 2 weeks -- but after telling us we HAD to close ASAP and sending us on a mad dash, as soon as we were ready to close, they wanted to close 3 or 4 WEEKS later and were stuck with losing our lock soon...
Luckily, we closed on time even though we took possession later on.
