UPDATE ON TOP!!!!! furious with Countrywide re: tax bill

Well not only am I furious I am ready to cry. I just got off the phone with Countrywide. Apparently there was a mistake in their paperwork and they have been paying my school taxes, but have NOT been paying my general property taxes since we moved in. So now I owe $4K+. On top of that being they haven't been including that yearly, if I start to roll it into my mortgage my mortgage payment is going to go up. AND on top of that, when I bought my house last year the taxes were $9,700, when I spoke to the town this morning my taxes are over $12,000 now only 1 yr. later (I live in Merrick) so my mortgage is going to go up even more. This is insane. We barely have 1/4 acre of property. I have no idea what we are going to do now b/c I LOVE my house but who the hell wants to pay that much in property taxes and even with the STAR exemption they are still going to be over $11,000. And if we were going to sell our house, the market sucks right now so we "might" break even from what we payed for it, but who is going to look at a house with property taxes over $12,000. I want to cry. I cannot f*cking believe this.
ETA: We cannot grieve our taxes b/c not only did we, but the previous homeowner's purchased the house for more than the town has assessed it at. _____________________________________________________
_____________________________________________________ I just posted a little while ago about recieving a delinquent tax bill from Nassau County which doesnt make sense to me b/c my taxes are rolled into my mortgage which I pay every month. This is the 2nd year we have been in this house and have never had a problem. I just went on to Countrywide's website to view my mortgage account and saw this re: tax payments:
How can I make sure my taxes are paid each year before December 31st?
We have many customers whose taxes will become delinquent if not paid by December 31st. Those tax payments take priority over tax payments that will not become delinquent until a later date. Consequently, we cannot guarantee that your tax bill will be paid prior to the end of the year. However, please be assured that our Tax Department will make every effort to take advantage of the early payment discount periods where applicable.
To ensure that your taxes are paid you can pay the taxes directly to the Taxing Authority and ask us to send a reimbursement check to you from your escrow account. If your taxes have increased over the prior year, it is possible the check you receive from your Escrow account will not equal the amount you paid to the Taxing Authority.
W T F??? And I am looking at the notice from Nassau County and although a tax lien won't be put on my house until Feb 2008, if it is not paid by Oct. 31st (hello it is Oct. 22 and I had no clue about this) I have to pay interest and the interest increases the payment every month it is not paid
What the f*ck am I paying $800+ a month for taxes for if they aren't even paying my bill? What is the point of rolling your taxes into the mortgage payment if THEY are NOT going to pay your taxes on time. I am wondering if this is b/c they are going bankrupt.
Is there any way to stop rolling your taxes into your mortgage payment? Or being that is how we took out our mortgage we have to keep it? Why should we be penalized b/c they can't pay the taxes on time. This is so frustrating. And I wouldnt want to take out a new mortgage now with a new company b/c we have a good interest rate and I dont know that I would get that again.
ETA: They tell you if you dont want your tax payment to be late to pay Nassau County and they will reimburse you. #1 Where the f*ck is my money I have been paying you to pay my taxes? #2 I can't even imagine how long it will take for them to "reimburse" me.

That's what I did and all looked fine. Click on the "tax information" link to double check. That is where I saw there was a problem.
ETA: It also tells you what month they paid your taxes and how much.

I love the "you can pay the taxes yourself to go faster". Uh???? wouldn't you be paying it twice then.

Every mortgage company is different. i would call them and see if you can get out of having them pay your taxes. Good Luck sorry this is happening to you.

We have a friend in the town assessors office and she said you'd be surprised how many banks pay their customers taxes late! In our town, Wells Fargo is the worst at this.
We decided we'd pay our own taxes - mainly because we were required by the county to have a years worth of taxes in escrow. If you are getting notices like these, it's definitely worth looking into.

This is why I don't have esqurol (sp?). I have a separate savings that I put all tax money into and go to the town to pay it so I have a paid stamp.

Haven't they been taking money from you to escrow for taxes though? What happens to that if you pay yourself? You would pay the taxes twice if you pay yourself. Did they say anything about refunding that money?
This is messed up. I would speak to them and the town again, ask for someone in authority at Countrywide if you didn't already do so.

ok so who dropped the ball here? something got messed up at your closing then! i would call your RE attorney and find out what actions you could take against the party that is responsible for this mess! this SHOULD have been told to you at closing by your attorney or the title closer! thats nuts! how do they go to a closing and NOT tell you that they're only paying school taxes and not general taxes. go through your closing documents and make sure that that is correct. it may say it on your HUD statement, i'm not sure.

go through your closing documents and make sure that that is correct. it may say it on your HUD statement, i'm not sure.
thankyou...I am going to. It has to be a screw up by the bank's attorney. I am going to go through all my docs. But I dont think I would have much recourse. Either way, I am still responsible to pay my taxes.

Oh I'd be so ticked! I wish there was some recourse for screw ups like this. I also don't understand how your taxes went up so much. That's terrible.

I also don't understand how your taxes went up so much.
It's strange to me too. The last owners purchased the house in 2005. They were only here for a year. And for some reason this year, the town decided to bump up the assessed value of our home around $200,000 from 2006-2007.
