variance? (esp. for fence)
anyone ever get a variance? how much and what was your experience like? did it get approved?
we want to get a variance for a fence but i'm scared to go in front of a board without knowing anything about it and what or chances are

why would you need a variance? I would think a fence would only require a permit if anything. Variances are for situations when you want to do something against building code. Is it against the code to have a fence in your town?

we do need a permit as well.
you can only have a 4ft fence in the front and sides of your house. from the back of the house and the back of your yard, it can be 6ft. i want 5ft in front of my house for privacy and my neighbor has a 6ft fence on our shared side (he's grandfathered in) which i would want to cover. a 4ft fence wouldn't cover his ugly 6ft fence. so i would need a variance.
i should add that i live in an incorporated village with its own building department

sounds like you have a chance considering his fence is already there. if any of the neighbors they send notices too try to fight it you'll probably loose. My Dh has gone through many variance hearings for his customers. They are a pain.

we just got approved for our variances, we are doing a complete knock down, and it took almost 6 months to get approved including a town hearing

We applied for a variance for our fence last year and got approved. We wanted to move a 6 foot fence out past the house line. It probably depends on the town, some are easier than others. We got a letter from our next door neighbor (who is the only person the fence change would actually impact) that stated that they were fine with it. Our neighbor even offered to go to the town meeting but we didn't need him to.
If there are other houses in your area with a similar set up as you want, you can take some pics. And draw a layout too, I think the visuals help alot. Good luck!
