walk through (update with questions!)
Who goes with you to the walk through? Is it just you and DH? What's our to-do list when we get there? Sorry for my naivete, but I know you all are experts... also.... we're closing on May 1... they want walk through on April 30.... I can't take 2 days of work off.... is asking to do it on Sunday, April 29 bad? I just read something on here that says don't do it before day of closing.... wondering your thoughts
UPDATE Thanks.... just got home a little while ago from walk through.... the place was in disarray... how much $ do you ask to be put in escrow for moving damage, etc.?? We couldn't see the floors or walls because the boxes and crappola were piled everywhere....
Also, there was a stress crack in the ceiling in our bedroom that the inspection report said "recommended that a qualified contractor inspect and repair"....and the inspector told them exactly what compound to use to fix it.... and they said they were going to do it.... and tonight it was still there and i commented and he said that it didnt make sense to do it because we were going to paint the ceilings so it would be double work and not make sense.... I sort of let it slide because we are in fact painting the ceiligns, but now i'm sort of annoyed.... I want some money to pay to have it fixed; he assumed we were going to do it ourselves, but what if we weren't? how much do you ask for for that?

Our closing was on a Tuesday and we did the walk through on Sunday afternoon. Our RE agent and the sellers were present. Having the sellers there was very useful, as we were aking questions about the appliances and such.

i think if you do it before the day of closing, especially if the seller's still have their stuff in there, they will hold money in escrow until the sellers get all of their stuff out and you know everything is okay and nothing has been damaged by movers.

Your REA should be there with you at the walk through.
Here is a checklist that I've found to be very helpful.
(don't forget to bring a flashlight too)
ITEMS TO BE INSPECTED:
GENERAL 1. Have there been any major changes? 2. Have agreed upon modifications (if any) been completed?
1. STRUCTURE a. Have there been any modifications? b. Are there any new cracks? c. Have previously noted cracks become larger?
2. BASEMENT/CRAWL SPACE a. Is the area Dry? b. Are there any new signs of water? c. Is the sump pump functioning?
3. LOTS AND GROUNDS a. Have concrete slabs settled? (i.e., driveway, sidewalks, patio, etc.) b. Have the deck, steps, fencing been damaged or deteriorated?
4. GARAGE a. Do the doors operate? b. Does the automatic door operate and reverse properly?
5. SURFACE WATER CONTROL a. Has the re-grading been accomplished? b. Are the gutters clean and aligned? c. Do the downspouts carry the roof water away from the building
6. PLUMBING a. Do all the fixtures work? b. Are there any drain or faucet leaks? c. Do water fixtures all drain? d. Is the water pressure good? e. Is there hot water? f. Do the washer and dryer work?
7. ELECTRICAL a. Do all the lights work? b. Do all the outlets work? c. Are there functioning smoke detectors? d. Does the doorbell work? e. Do GFI breakers test open properly?
8. KITCHEN a. Do all the appliances work? (run the dishwasher) b. Have the cabinets, countertops or floor been damaged?
9. HEATING AND COOLING a. Do the systems work? b. Is there a clean filter? c. Is the filter properly installed? d. Is there heat supply to all living spaces?
10. ATTIC a. Are there any signs of leaks? b. Are there any birds or animals?
11. WALLS, CEILINGS AND FLOORS a. Are there any new stains? b. Is there any new damage? c. Are the carpets stained? d. Is the bath tile in good condition? e. Are there any broken windows? f. Have the hand rails been removed or loosened?
12. ROOF a. Does the roof leak? b. Has the roof been damaged? c. Are there any visible signs of leakage?
13. EXTERIOR SURFACES a. Is the siding sound? b. Is there any rot or decay?
Pre-Settlement Walk-Through Checklist This checklist should be used to insure that the property is in the same basic condition that it was in at the time the contract was written and the property first inspected. It should also be used to verify that required repairs or modifications or services have been performed or satisfactorily addressed or completed (If any, according to the contract)

we did our walk through i believe a few days before closing just in case there were any problems that the seller had to fix before hand.

thats a great list! also make sure there are smoke and carbon monoxide detectors, and that they are functioning properly.

We did a walk thru with my FIL, my husband and myself with the listing REA on the house who happened to be the owner's mother, so she was able to answer all of our questions, and made sure to find all the paperwork for us.

I don't know how much it would cost to repair something like that or how much I'd want to escrow for moving damages, but I'm sure your attorney or REA could help you with this. Have you given either a call? Good luck!

tell your attorney about your concerns from the walk thru and he'll make the decision on how much to ask for.
i cant believe you told them to fix the crack before closing and he just assumed you would do it! some people are just annoying!
