Walking around with a stroller in my neighborhood for almost 2 hours is NOT a good idea!!!!

Looking at all those houses. The remodels, etc....

Now, I have those grandious plan for extension.

Dont do it - Its stressful......Just move. You will save yourself a lot of stress....and money. We started demo December 9th and the house is still not 100% yet.

We are about to start checking which one is better financially. Stay and expend or move. But a lot of houses I am seeing are $70K more than my house and total remodel needed. Plus closing cost and hassle to move a 4 bedroom house. I am not sure which way to go but we are open to what makes the most sense.

I would not be blowing the top of the house like yours. I know That option would not be worth it for us.

Either ground floor extension on the back LR or increase garage length on the front/back or house to accomodate a DR and still keep the garage.

I thought about which way is better financially myself.

The dormer will always be better financially... IF the market in your neighborhood can support it.

I bought a 400k tiny one story house, in a neighborhood with a huge range of property values. I will probably be putting in about 200k worth of work after everything is said and done, between new finished basement, dormer, new designer kitchen, etc.

I don't mind dropping 200k into my house when i know other houses in my area are selling for as much as 650-700k and higher. And those houses selling for that much wouldn't even be completely redone like my house will be.

It's like putting that money in a bank since I am more or less not going to lose it.

On the other hand, if you want to put a 50k extension in and there are other houses with that extension selling for only 10-15k more than the way your house is currently... move.

True!

I cannot put more than $100K in my house. My local market would not support it.

Right now, what I am seeing is for the size house I want it's about $70K more than what my house is valued at. But it's not remodeled. I just redid 2 bathrooms and 1 LR. So I would have to take that into consideration if I buy a house. Versus, the extension while it could be the same as what I could buy, would be new and up to date. I also would not have to moving cost and closing costs. Which add up to the whole thing.

So we will be looking! I have sets of criterias in what I am looking so I can compare apple to apple or close to.

Ave is correct - If the market can support it then it will be worth it. We did it because we love our back yard and we liked the fact that we could choose the layout and have complete control. Also we didnt see anything that we loved. We looked into moving.

If you do increase the footing, just be wary that your taxes are going to go up a lot more than if you built up

We were weighing what we should do as well, and it didn't make financial sense for us to do it, so that's why we're moving soon

YUP! Happens all the time especially when you see your exact house and it looks so much better with updates.
