We are making an offer today! Small Update
Ohh jeez - we are just going to do it 
Some of you may know that we had a short sale thing going on for awhile but that didn't work out.....
We saw another house Memorial Day weekend that we had really liked - it was listed for 275K (this is in Florida) but going in we knew that the value of the house was more along the lines of 180K-220K max....for whatever reasons the sellers are listed really high - I think they are in denial
Our agent has been talking to their agent trying to get an idea of how low they will go - at first they said 250K which again is ridiculous considering the max this house is worth is 220K...the sellers were being really unrealistic - and we don't want to overpay for something no matter how much we love it - that would be stupid The sellers agent spoke with them again this past weekend but she isn't really getting a clear answer from them without an offer on the table...
So this morning we are just going to make an offer and see what happens....Our agent can't get a clear answer from their agent - at least with a real offer they'll have to reject or counter....I honestly don't think they will come down but hey, who knows....it can't hurt....
I'm not getting my hopes up - but I'm still praying b/c this house is pretty dope!! Way better than the short sale we waited on!

Update #1:
the sellers got our offer. they were supposed to respond back by friday evening BUT supposedly they are having someone from Texas come in to look at it this weekend and they want to wait until after Saturday to give a counter offer.......i guess they want to see if that person makes a better offer than ours.....i kind of thought that wasn't allowed - i thought that is the reason you have 48 hours to respond to an offer and not longer? so i guess now we have to wait

we went through the same thing - and we are still nervous b/c we haven't signed the contract yet!

ok, we finished signing the papers and we sent them off to our realtor....
we never submitted an offer to a seller like this before - we only dealt with short sales....so it feels really weird that this is going to a person not a bank
i'll update later i guess....

Dont the sellers realize that if their house is appraised for a lot lower then their asking price they have to lower the price & be realistic

well that is the thing - even if we were going to offer 230, 240, 250, 260+ we wouldnt even be able to get a mortgage b/c the appraisal is going to come back so much lower than that....the banks would be crazy to give us a loan for an amount like that when the property us worth less....i think these people are in denial....but they bought the home for 180K in 2004 and they already paid off their mortgage so if they sell for 200K or 210K they would come out on top - which in this market is good - especially in the florida market! maybe they are greedy

omg please do! i'll be so lonely! i'm nervous to move so far away!
hmmm i also have a picture of the kitchen - if we get the house we'd do a darker wood floor, white cabinetry, maybe a farmhouse sink, granite counters, oil rubbed bronze sink and cabinet hardware, white subway tile and we already have ss kitchen aid appliances picked out (for whatever house we end up with ) - i love the kitchen b/c i see so much potential in how it could look and of course i love the backyard! viera - but the zipcode is in melbourne - i am pretty sure it's exit 191 or 192 off I-95 (probably really far from you!)...but that's the area we've been looking in....its cute, all communities and subdivisions about a 45 min drive into orlando so not too far for DH with work....we like the area b/c its def florida but the people seem pretty normal (i think!) my mom's area is a little questionable as far as the hillbilly/redneck scene that is where we were originally thinking of going but we weren't crazy about some of the people that lived in the area, now we'll be about 30-40 minutes from my parents but in a nicer neighborhood - honestly that is the only thing that scares me about moving to florida - the people!
