Westchester...
What towns in Westchester are less than a 30 minute commute to Queens )specifically Bayside/Whitestone).
I know the names of a bunch...but not much about them.
I want GREAT schools. Public. Proximity to Queens of utmost importance...I know Pelham is awesome and close...what others?
I know budget matters so I will share max home price 1.5..taxes 25-30 k max

Westchester...
Pelham/Pelham Manor, Mamaroneck, Larchmont (both are the same district), Scarsdale. Could also do Mamaroneck with Rye Neck schools. Edgemont schools are also great but those taxes would be tough. TBH, those taxes are tough if you want more than a tiny lot. We had an offer in on a house in Pelham Manor. 5000sqft lot, $21k taxes. The taxes are brutal.
Personally, I don’t care for the River towns and once you have to head east the traffic would make the commute way more than 30 mins.
ETA Bronxville is amazing but $$$$ if you want Bronxville schools (which you would).

Westchester...
I personally think the commute would be tough to do when factoring in traffic. Pelham might be doable.

thanks. TBH the taxes in Queens under DiBlasio have changed a lot. My RE taxes are 11+ and then with income we are well over 20K so the taxes being 20-25 is no longer an issue which is why this is even a consideration....

Sure. We just went through this, hoping to close early July if the world doesn’t end. My DH is from the area. We were narrowed down to Pelham Manor, Larchmont and the Orienta section of Mamaroneck. Couldn’t afford Bronxville All are truly beautiful though and great schools.

Bronxville in Westchester. However, would you be open to Nassau county? Much easier to get to Queens that Westchester. Garden City Dix Hills Massapequa on the water
all 30-35 mins and no tolls :)

The commute from Dix Hills or Massapequa would be worse than most parts of southern Westchester (just stay off the cross bronx).
Also, Bronxville and Massapequa are about as polar opposite as 2 towns could be

I would be open, my cousin lives in Dix Hills and we love, however my dad and brother would be coming with us and they're business is in the Bronx so it would be easier for them to do Westchester

Gotcha. Def better to look in Westchester then. Look in Bedford. It's a little further north (about 45 mins from Whitestone/ northern Queens.
