we've decided to sell our house.

after a long discussion we've decided to sell and move to a more rural area.

we're going to repaint the whole house so it looks nice and fresh, question is what colors do we go with. what colors do you look for when you're buying. i have had about 20 people tell me to paint the kitchen yellow including a friend who is a realtor. is that true? does everyone like a yellow kitchen?

should we be going with plain beige through the whole house or should we be putting up some color?
i'd appreciate any and all thoughts and ideas.

we'd like to get this done asap so we can move while i am still able to be a bit of help with it.
TIA

I'm pretty sure that show designed to sell uses neutral paint colors, I like warm tones over cool. I think soft yellow kitchens seem clean & inviting but too bright is no good.
Personally, I would never let the colors of the walls turn me off as a buyer, but some people have no vision.
Where do you live now & where are you planning to move?

Ditto. I would stick with beige/tan neutrals. I love color, but not everyone does.

I personally prefer neutral tones. and I would not like a yellow kitchen, but it wouldn't be a deal breaker. paint isn't a deterrent for most people I would think. I say stick to neutrals. darker colors are harder to paint over

good luck

are you moving out of state? we live in Ridge, and while its a little more rural here than Coram we'd love to have alot more land. We look at property in TN all the time, but we wouldn't move for at least five years. I wish there was a place left on LI that you could get several acres for under 3 million $$$!

neutral light colors. Lighter colors are easier to paint over. I was happy when we saw creams, tans and light yellows - because I knew we wouldn't need to do coat after coat to cover them up!

Re: we've decided to sell our house.

Use neutral colors. The seller in our house repainted every room the same color and when we met him to negotiate price, he said he did this b/c
1. it will showcase how much light each room brings in
2. any future homeowner could repaint it with any color on one coat
3. future sellers see it as one less thing they'd have to do when moving in, b/c everything is neutral.

Re: we've decided to sell our house.

I would suggest white throughout - sounds boring, but if a buyer isn't able to renovate right after moving in, they'll most likely be able to live with white walls for a while. Also, it's easiest to touch up without having to worry about matching colors.

Re: we've decided to sell our house.

I would do a bright white trim and doors in all the rooms with a light light sand colored wall, almost eggshell. I'd also do ceiling paint in a softer white with the reflective properties so rooms seem bigger. In general I'd keep it neutral and clean looking.

I would stick with all earth tones. Those are safe and neutral.

actually we're moving up near utica. you wouldnt believe how inexpensive property is. we're looking at 90 acres for 190,00. Just amazing - i'm headed up there at the end of the month to check out the three properties we are looking at. they range in price from 30,000 for 15 acres to 190,00 for 90.

i dont want to paint the doors they are solid oak and we only put them in 2 years ago. they all have a nice varnish on them. i think painting them would take away from the purpose of putting in oak doors. am i wrong? the cabinets in the kitchen match the color of the doors. the only door i would paint is the front door it is a steel security door we're painting that white.

thanks for the suggestion of reflective paint for the ceilings - i would never have thought of that - i'll ask ben about it ( he's the owner of the paint station)

CONGRATS! DH & I both hate the could so we will end up going south. What is the job market like in Utica? How did you decide on that area? I'm trying to getting info from people that are relocating so I have a better idea when its our turn. Will you 'farm' or raise animals?

i couldnt handle going south. i have some pretty funky neurological problems and heat just makes it much worse, so it is loads of cold and snow for me. the job market in the area is pretty healthy.

how we decided on the area, well i started with the northeast as a general area, then i went through the process of elimination, didnt want to be within half hour of a major city, so i scribbled those areas on the map. then we didnt want areas that flood so we scribbled those areas off the map then we went to the cost of living ( money mag's website have a spot where you can put in what's important to you on a scale of 1 - 5 like healthcare , cost of living, schools, etc. and they will spit you out a list of the top ten major areas that would fit your criteria. so when we got that we scribbled out anything that wasnt in the northeast ( although we seriously considered south dakota as a destination - dh's requirement of being less than 6 hours from the ocean scratched that off. ) )
when we were done there were really very few areas left. when i plotted in the need for a major medical center within an hour of the property the only suitable areas were around syracuse and utica. so we are looking in that whole area from syracuse to utica.
yes we'll farm most likely. probably apples. we'll do the standard farm animals like chickens, but we're not planning to raise animals. ( we have enough animals to look after with our 7 dogs) Chat Icon

just really looking for tons of clean air and a much less conjested area. my neurological problems are just getting worse, it would be easier for me not to have to deal with tons of people on a daily basis. riding around on the bush hog collecting apples sounds like a good life to me. Chat Icon

hope that helped you. it was basically alot of research that landed us in the utica area. GOOD LUCK.

yes, very helpful & I'm so thrilled for you & a little enivousChat Icon
We raise chickens now on Long Island & I'd love a few pygmy goats & alpacas...but we just don't have enough land here. Our long term goal is to sell off everything here, buy a farm (probably in TN), raise animals, grow bamboo, heirloom garlic or ginseng or some other 'niche' crop, run the farm on solar & wind energy & if we can find the right location(close enough to a tourist destination) we'll have a small bed&breakfast on the farm.
Right now we have two kids that are very much attached to life on LI & jobs we need to keep working at to make this plan come true, but I think about it everyday!
I wish you the best & I hope you'll come back to LIF & share pics of your new life with us!!!!

i prefer darker/warmer colors but i do agree that neutral colors are more universal. not to mention, they really help to brighten spaces and evoke a more airy, clean and fresh feeling.

good luck!!!
