What are the recommended renovations to do to increase equity?

we got approved pending on an appraisal and DH and I are wondering what we should do!

We have a new construction split level home, 4 BRM 3 Bath

kitchen is in the process of being expanded already

definitely! kitchens sell houses. on almost every single episode of designed to sell on HGTV, they always do something to the kitchens and baths.

lately I have been noticing they replace the counters w/granite. it adds HUGE value. that's what everyone wants now.

they are also the most expensive!

and if you are going to renovate them - put in granite - don't invest all the money in the kitchen an use formica Chat Icon

think big ticket items, like kitchen..high end appliances, good fixtures in the bathrooms, new boiler, HW heater, updated electric, plumbing, hardwood floors/tile floors, deck, patio, professional landscaping/new windows.

Size of master bedroom. Also having a master bath attached.

Kitchens, baths, new windows, CAC, new heating system, roof, upgrade electric. These are all updates I would pay more for.

Not necessarily - if you do a lot of the work yourself, it can be manageable. We renovated our first kitchen for $5k. Our new house has a much bigger kitchen and we renovated it for $8k.

I also want to point out that we bought our home and the kitchen and the charm of the house totally sold us. The kitchen was brand new, had cherry cabinets and floor and stainless appliances. The counter is corian. That did not prevent me from buying the house at all. In fact, I have no plans to replace it. While granite is very nice it is expensive and can totally throw your budget, especially if you have multiple rooms you are renovating. Nice to have but if the house is great overall that will not be a deciding factor.

Aside from big ticket items like
Kitchen
Bath
Roof
Appliances
Floors
Windows

Also, I find these cheap repairs really improve the look and value. They love these on design to sell:
built ins
molding
new baseboard (clean and painted)
new railing on stairs
screen/front door
minimal clean landscaping

I would only say sometime exterior renovations can add value if the outside is in not-so-hot shape. And finishing a basement can be cheap and big bang for the buck.

knowing what it's like here, I would do kitchens and all bathroons (tile)

Wood floors in halls, livingroom, diningroom.
tile in kitchen, Laundry and bathrooms
upgraded carpet in bedrooms

Trim throughout

upgraded applainces

curb appeal

That's the way they get to charge you more money on your taxes. They always get a piece.

On my deed it says finished basement. I wonder if I wanted to finish it if I would have to apply for a permit?

if it says finished basement on your deed - than i would think you wouldnt need a permit - the house is already zoned for it??? maybe call your town and anonomously ask?

well the kitchen is getting done...new floor, blown out about 10 feet with more windows and some extra cabinets put in/counterspace.

I want laminate in the LR, we need a new LR and kitchen set (especially since the IL Will be here for Christmas) and I wanted to landscape the front garden but DH says no. Carpet we will hold off on until the "kids" are older. No use in doing that with itty bitty ones running around spilling stuff.

We are alos going to paint throughout since we've only done the kitchen and nursery.
