1who attends the walk through 2what do you do at it 3how long do you get to check things out 4what if something is wrong 5what should i bring besides something to plug in the outlets.... 6any other tips would be very much appreciated!!!!!! tell me everything u know about walk throughs!!!!

1who attends the walk through: For us, it was me, DH, DD (we had no babysitter) & our realtor
2what do you do at it: We checked to make sure the things that were supposed to be fixed were and checked to make sure nothing looked different than when we had the inspection
3how long do you get to check things out: We did it right before the closing, our realtor showed up late so we had to rush -- the realtor had originally allowed approx. half an hour.
4what if something is wrong: not sure what would have happened here. I think we would have gone to the closing and discussed it with our attorney and the seller's attorney.
5what should i bring besides something to plug in the outlets....: We didn't even bring that. We did bring our camera in case we had to document any problems and we brought the letter saying what was supposed to be fixed so we could "check it off."
6any other tips would be very much appreciated!!!!!! tell me everything u know about walk throughs!!!! I don't really have any other tips. Ours went fine, although we felt rushed. I would just make sure you have plenty of time. If your sellers have acted normal and nice so far, you shouldn't have a problem. Good luck!!

my dh and i were there and the seller was their with her real estate agent (we didn't have an agent)
we took our time. they sort of followed us around but we still took our time. turn on all faucets (and watch what happens - does water go down, check under sinks), appliances, heating (check that radiators are getting hot), etc. check all outlets. look at windows, walls etc to make sure everything is in same condition. check that the outdoors is same as you remembered. if you have an agent they should be a big help. otherwise your attorney can give you guidelines.
we found a leak under a sink at our closing. we just said that we would discuss it at closing (it was same day). we called our attorney from the car and told him that we expected the seller to fix it. at the closing the seller's attorney offered to keep money in escrow until it was fixed at the seller's expense. we agreed. it was fixed that week at seller's expense and the money was moved out of escrow. very neat and tidy solution! but we could have so easily missed it altogether - we noticed it at the very end of our walk through.

1. You can bring whoever you like to a walk through, but the owners are usually present.
2. Check EVERYTHING. The dishwasher, fans, lights, toilets, water, windows open/close, locks, all outlets, heating, stove, fridge...
3. I was at my walk through for about an hour, maybe more
4. If something is wrong, tell your lawyer and they can present it to owners...depending on if your contract says "sold as is"....although if there is significant damage it would have been caught by your engineer in the beginning stages. The owner replaced a fan in our kitchen w/o me even asking...
5. A night light is fine enough for the outlets.
Check garage/sheds and walk outside around house as well.
