What is a great buyer's agent supposed to do...
besides sending listings, and putting in offers? Are they supposed to coach on offers among other things? Like if we offer to high or too low?

Yes! they should give you advice. stay on top of the seller's agent. if a c/o is required, they will help expedite the process.

ours just kept the whole process moving...helped us figure out what to offer, ask for in the contract, negotiate, was the main contact with the sellers agent, and helped with the mortgage guy and our lawyer. Guided us through the whole process and made sure all the little steps happened to get us to our closing.

For an example...we just put an offer on a house, but we low balled about $50K less than the asking price. (after doing comp research, etc.) The Realtor didn't even flinch; She just said, "ok, I'll put the offer in." I guess that means she agrees with our offer?

Our agent has been a huge help to us. We used her for selling our co-op also (she actually lived in the same building, so it was very convenient). She referred us to the engineer that we used for our inspection and the attorney we are using to purchase our home. She has worked with us every step of the way.

Ours ran comps in the area for listing and selling prices, so while our offer was lower than she felt would be accepted, she gave us a good idea of the chances of it being accepted. Oh, BTW it got turned down because they got a higher offer.
She calls me every day with new listings, suggestions for new areas and houses, and was incredibly helpful with comps and setting up appts.

It depends.
My buyer's agent was a friend. He did counsel us as we only looked in our own town and he knew the market and all the houses. He knew the ones we'd like before we walked in.
But, at the same time, he was a little naive and did flinch a lot with my low-balling. And, he was nervous/upset when things didn't go through (of course!).
I think they are helpful -- but in this day and age, I'd continue to do my own research.

It depends on the price of the home--if you are talking a $350,000 home and you offer $300,000 you run the risk of offending the homeowners who may not even want to negotiate with you. The offer has to be reasonable, even though it should give you room to negotiate. Your agent should have gone into that more with you.
