What is the cost involved in refinishing floors?

Let's say just two rooms. Is it expensive?

Our living room (14x19) and dining room (12x12) cost us $945 to sand, stain and poly

We had 3 rooms (approximately 12x10) and a hallway done for $1000.

they came out beautiful.

ETA - they were in BAD shape - scuffed and stenciled (I have no idea what last owners were thinking)

We had them sanded - stained and 2 coats of poly.

We're doing over 1,000 sf + about 25 steps (with stain) for about $3.50 per sf. Without stain, it would have been about $3 per sf.

ETA - by "without stain" -- I mean sanding + 3 coats poly.

"With stain" is 1 coat of stain + 2 coats of poly to seal.

We got a quote for 2 bedrooms, hallway, LR, and stairs which includes ripping up the carpets, sanding and 2 coats poly (I think) for around $1200.

I was told that it generally doesn't matter when you do it because they can't leave the windows open. If it's a breezy day that could put waves in the poly - and what if a bug gets through the screens?

We did it ourselves, not sure if you are looking to do that. 2 bedrooms, hallway, 2 sets of stairs, dining room, and kitchen (pretty much the whole house) cost us about $400. Sanding, sealing, and 4 coats of poly.

Harris Floors, they are great and highly reccomended on the boards. $2.00 - $ 3.00 per square foot

proably a stupid question, but do they do one room at a time so you can move your furniture around? how many days do they usually take to finish?

We had our L/R, D/R and hallway done for under $800.00 including the ever important 3rd coat. They spent 2 Hr's sanding and 1/2 Hr. with the first coat of stain and poly. The following 2 days was no more than 3/4 Hr. with the fine sand and poly coats.

They do everything all at once so you can't stay in the house, unless you are having the upstairs done, probably. I think that your furniture would have to be moved to a part of the house that wasn't getting done like basement, kitchen, bathroom, etc.

I would definitely do it before you move in. Not only is it easier for you, but easier for the compny as well since they don't have to move furniture and stuff around.

the machines they use bump into the walls and if you paint first it will screw up the walls. This is what we did. Different people will say different things.

We painted before. It's a lot easier when you don't have to worry at all about what you get on the floors and the house is completely empty.

The LAST thing we did in the house, a week before we moved in, were the floors. We have hardwoods throughout except for the bathrooms, kitchen, den, so it was 4 bedrooms, stairs, two hallways, LR, DR.

The house was completely empty. They had to coordinate with the railing guy as we were replacing that too... railing had to be done after sanding and in btwn coats (can't remember the reason). We also did 4 coats so it added a few extra days. The stuff REALLY smells BAD. We got it done in FebChat Icon and still had to crack the windows for 24 hours, and have the heat on up to a certain temp so they would cure properly Chat Icon

Afterwards, we touched up the baseboard molding. Much easier to do touchups after you do the floors than paint the entire room, especially if it's more rooms, and especially if you are hiring painters. You don't want any contractors ruining your floorsChat Icon

We're in the middle of painting now and we've had the floors done already. The only thing we did before ripping the carpets out was paint the ceilings. We're not finding it difficult at all to paint now that the floors are done.

Honestly, the people we bought from had 3 dogs - it was better for our noses that we get rid of those carpets ASAP. Plus, my husband was constantly stuffy from the carpets - probably the dogs hair bothering him.

Our guys move the heavy furniture. Little stuff you should probably move yourself.

As for painting, you can do it either way. We were unable to schedule things to our liking, so we painted after the floors were refinished. We haven't had any problems. Most people who paint aren't planning to refinish their floors in the future, so a good painter shouldn't ruin your floors.
