What items did you try to and were able to negotiate after your inspection was complete?
Just curious at some of the items you may have tried to negotiate (either successfully or unsuccessfully) after you had your home inspection done. You can FM me if you feel more comfortable. There are a few things that we need/want them to do and a few 'wishful thinking' items ... not sure how hard I should push ....

Our big thing was the underground oil tank. We were able to negotiate the $ to replace the tank in our contract.

We asked them to fix everything that came up on the inspection. Luckily there were few things.
Some included
-replace drip pan under gas furnace in the attic -Put an electrical outlet in the half bath -ground all third prongs on outlets -replace a piece of wood around garage door due to water damage -fix leaky pipe under half bath sink
Nothing major and they agreed without a fuss. I think in this market you have a lot of negotiation power. I would ask for everything within reason and go from there.

Luckily not too much came up. Replace GFI in bathroom A missing brick from the chimmney and thats it....we do have an underground tank, and i didnt even know that i could have negotiated that. In todays market, i would think the sellers would fix everything on the IR. I would def try to negotiate HARD.

We needed a credit for their electrical box. The outlets needed to be pigtailed adn the box needed to be re-done. So we got that credit from them.
We also wanted it in writing that the underground oil tank was abandoned. And we needed a copy of their C/O for the deck.
Everything else like GFI's etc, we decided to take care of because it would not affect the house when we moved in.

We asked them to fix up an electrical and oil tank issue and give us a credit for a patio and window issue.
They ended up just giving us a credit for all of it.

The only negative that came up at our inspection was the roof on the shed outside had a tiny leak.....we Required that they fix it and they did......
The walk through however was a whole new ball game The house was a legal two family and the previous owners had their parents living in the apartment. In our contract they were staying for 3 months and going to pay us rent. On the day of the walk through we discovered they moved out w/o telling us. In addition to that, all the walls were painted around the furniture and their furniture was covering massive stains in all the rugs...
I was sooooo angry I thought my head was going to pop off .We were suppose to close and move in on the same day.I walked into the closing, annouced that unless we received credits for the uncollectable rent,the paint,and rugs I wasn't proceeding with the sale. I was non negotiable on the number I wanted and when they didn't offer it, I got up and left DH was shocked but followed me anyway. When they realized I wasn't bluffing,they came outside and agreed to my terms I think I should have been a lawyer , we moved in the next day........

WOW! That's impressive!! I think at that point I wouldn't have been able to do that but kudos to you!

We had a mold issue on the sheet rock in the garage that could of been cleaned with bleach, but we had them replace the sheet rock.
The chimney had cracks in the brick and was missing a cap, so we had them replace the bricks and put a brand new cap on. They fixed it the correct way.
We said we didnt like the fact that there was no banister on the stairs and the seller on his own decided to put in a banister. We didnt even ask for it.

There are a few small electrical fixes, a boiler tune up, a chimney sweep, and replacement of washing machine hose ... I am hoping they do not give us any issues. There are other things that we will take on 'as-is' since the house is old and we knew going in what we would have to do, but I really want them to fix the 'safety' issues for us at least.

We're going through this right now, with minor things like you mention. The seller decided she does not want to fix anything and will find another buyer if we refuse to buy as-is. We're deciding whether it's worth it to buy with these minor things or fight/back out.

That is what I am hoping for - either fix it or give me a credit at closing for a fair amount (which would really amount to about $2500 or less when I add up all the things). Bottom line for us, is that we're NOT walking away from this house with those minor issues. But that is our situation with the house. You have to think about what your breaking point it.
We walked from a house that had knob & tube wiring (live wires in the wall) --- Every wall would have had to been cut open to test and we got estimates of $25K and the owners wanted nothing to do with it so we walked, no we RAN actually.

We're not getting any credit at closing. It was well-priced for the area, and the owners basically said after the inspection that it is as-is. They fixed a leak beneath a sink, but the rest (also probably equaling about $2000) we are taking care of.

There was asbestos covering the pipes in the basement and we were supposed to cover half of the removal which was written in our contract. Somehow we got away with not paying for it
