House prices going down!
A few months ago my SIL looked at and fell in love with a house in Massapequa. It was listed at $420. SIL offered $390 ( It had an illegal apartment and they had to pull out the kitchen and was going to cost $$$) They turned down the $390 offer.
Since then they have done all the work, got the taxes lowered by a decent amount and now it is listed at $350!
Just thought I would share.

I have a patient that house a house in N. Mass(plainedge schools) & they lowered their price 100K
because their house in the carolinas is already built & her husband is already transfered. The house has been for sale since march. Her mother is moving too, she lives in Mass right by one of the elementary schools(cute area) & she had it listed for two months with no showings, she just lowered her price 40K & put in a new driveway.
I posted a few hgouses a couple of weeks ago that dropped their prices 50k or more over 3 months.
The people that really need to sell are getting more realistic, but there is just too much inventory now.

I looked at one house in East Rockaway a few weeks ago that was listed at 412K. I recently noticed it dropped to 369K. 
Another house that I was supposed to look at in Island Park (but found the house we're buying beforehand  ) was listed at 415K. Now it's 399!!!!

Yup, there are a few houses we've been keeping an eye on in oceanside, e. rockaway, island park where the prices have gonen down drastically after the summer ended.
One was originally listed at $549 and we found out it was sold for $440!!!!
Another one was originally listed at $629 and went into contract for $529... contract fell through and now it's back on the market in the $4's!
Gives us hope.

over the weekend CNN had a discussion about how the home prices have decreased but warned by spring prices are going back up. they said now and winter is best time for buyers, for the sellers no but if you have to sell and cant wait till spring its not great for the seller.

that's what they said last year - before Spring 2006. it didn't happen.

I'm a little suprised didn't see VA on that list, prices are going down here too. I think the downward cycle is compounded by this normal time of year when sales slow. IMO the rate of sales will improve in the spring and prices will stop going down for a bit-level off.
