How long do you need to be in a house to refinance/get a home equity loan?
we've been in this house 1 1/2 years.

i dont think time matters - but if you are going for a home equity - do you have enough equity in only 1.5 years? and there are more closing costs associated (appraisal, etc) so figure in that cost as well.

might want to check your mortgage if you want to refinance - there are a lot that limit refinancing for 2 years - typical on adjustable mortgages

We applied for a home equity loan about 15 months after we bought our house. We had increased our equity already by 34% by then.

You can get an equity loan when you apply for the mortgage if you home will have the equity in it. If you put down 10% and it appraises for more than you paid. The key is you have to have equity in the house. With a down payment and a high appraisal you shouldn't have a problem. There is no lminimum time on how long you have to be in the house.

we got our heloc thru Citibank and WAMU no closing costs

First, I'm not following you around. I think I've said this before...but the Earth revolves around the sun...not you. I happen to post on a lot of threads that you post - much like many people - DUH!...and I find your tone straight out nasty. In fact, you're one of the nastiest people on here. You got the better of me today, because I'm usually a lot more reserved.
I don't throw eye rolls "like crazy"...just in the thread where you stated the obvious and brought up something that had nothing to do with the post.
I didn't feel the need to respond to your question because I thought it was obvious.

With a Home Equity NO they are lender paid!
