what does the title person at closing do exactly?
what papers do they file?

They notarize the closing documents, have the mortgage recorded and the new deed recorded if a purchase. They are also responsible for the mortgages that exist on the property that they are paid off and no liens exist.

i dont think they would do that on purpose \! because they are responsible for that stuff. But it would make things easier if there is any kind ofproblems. Usually the seller tips more then the purchaser but the purchaser also tips. If it is a refinance then the closer charges a pick up fee.

it's their Job to do it. Also, you will have a copy of your title report as well (ake sure you get an original if possible)... so if anything goes wrong...
but Not tipping is not grounds for them to mess it up... they already make ALOT of $$$ for what they do. you shouldnt be bullied into tipping them just for them to do their job correctly

My FIL owns a title insurance co. My DH is a salesman and does closings, they would in no way mess things up if you dont tip them. It would be nice tip them, they do a lot of work, its not a 1 2 3 thing, they are working on your property as soon as they get the info from the lawyer, going out doing inspections on your property, making sure no liens are on the property etc.

BTW the title closer at the closing only makes $30-50 per closing, they survive on tips and what is called a pick up, which means paying off the sellers mortgage. If anybody is making $$$ at a closing is a mortgage broker, which has tons of hidden fees.

As for her having a copy of the title report, not true, title report is not public record, the only thing she gets is a title policy which is 4-5 pages long, whereas the title report is hundreds of pages.
