List of questions to ask current Homeowners?
does anyone have a list of questions they used to ask the real estate agent or homeowner when they were looking at houses? any help would be appreciated!

i can't think of any questions we asked. the house spoke for itself. our realtor provided us w/ additional info and the engineer took care of the rest.

Hot water heater? Electric? Average utility bills? How old the appliances are? Any warranties? Age of windows? Roof? Taxes if not already disclosed.
Yes CO's are important.

Ask if the taxes they pay are true taxes or with STAR/veteran's exemptions, etc. I also found that it doesn't hurt to ask about the neighbors.

Besides the appliance warranty, I wouldnt ask them anything.
Do you really think they are going to tell you that the basement floods everytime it rains?
There is actually a law on the books that says that the homeowners must either disclose all issues with the house, or give you $500.00 at closing. My lawyer says that the homeowners NEVER do this, and always lay out the money.
Your agent should be able to point out flooding issues, neighborhood issues etc. If they don't do that, then you should get a new real estate agent. (buyers agent, preferrably)

In the basement, you can also look for tell-tail signs yourself.
I went into one house in Babylon Village-
1) The carpet and walls were painted/colored hunter green (to hide water damage);
2) There was a huge dihumidifier;
3) The carpet was actually wet.
You can tell from the walls if there has ever been water damage. Sometimes it is from the water table and not because the property is right on the water.

All of the above plus:
Before Pictures (they did A LOT of work about 5 years ago and I am just curious)
Contractor contact info - incase we ever have an issue or want to use them in the future
Left over paint and/or swatch cards - in case we dont paint right away, we can do some patching up
Alarm company info
What light fixtures are staying?

This is already mentioned somewhat but I would ask exactly what is staying and what they are taking i.e.; appliances, light fixtures, switch plates etc. And take photos of everything on your list of items to stay.
We bought a rental property and the tenants (not the seller) took out the stainless steel appliances from the upstairs kitchen and replaced them with ivory appliances (the Seller's appliances). We had no idea that the stainless appliances were not the Seller's appliances. The tenants also took fixtures (lights and ceiling fans) and switchplates. It is still unclear if all the items they took belonged to the tenants but if you are buying an owner occupied property this will probably not be an issue.

OMG I would have been so mad!! In my case, I wish they would take their white apps so I can replace with SS!!

Oh, believe me, I was flipping out. I got $14K from the Seller over that.
Before - stainless
After - new tenant has no kitchen curtain yet and is using a towel They have been there since mid October and this pic is from 1/11/07 Notice the light fixture changed too
If it were not a rental but our personal residence I would have replaced the ivory appliances. I prefer stainless.
This happened before when we bought a rental but at least we knew in advance the refrigerator was going.

Again, we left the appliances as is and would only upgrade if we moved in.
