need some advice asap...

Hello..


My DH and I found a house we liked in Port JEff Station... it was really nice, what we're looking for and the woman originally wanted 349, went down to 339, and my husband and i put in a bid for 315. THe woman didn't accept the bid and said 335, we said no, and she went down to 329.. this is our price range.. but many people are questioning if we should wait. It's def in our price range...

it's a splanch and it has four bedrooms.... 1 and half bath... it's def what we want.. but b/c the bidding was so fast, DH parents are telling us to wait and that we can get the house much cheaper. our real estate agent says the seller wont go down anymore..

Ditto!
OR you can try to get it down a little more, only if you really seriously want it.. you can tell the realtor that if she goes down to xxx, you'll take it..... the market is slow right now, if she really needs to sell, she will go down!
I think it is a good price for the specs you mentioned, although I am not too familar with Suffolk.

It could play out two ways. We saw a house before the one we ended up buying and we lowballed (a lot), went back and forth couple of times but we didn't want to pay over a certain amount for that house...so we told the RE agent to forget it.
We saw the house we ended up buying, made an offer for $20K less than asking, they countered and we agreed on $10K less. BUT, they were having an open house the next day and they wouldn't put us as an accepted offer unless we went up another 5K, so we did.
The next day the original agent for the first house called us(two weeks after our offers) and said the sellers wanted to work with us.

Point being...if you really really want the house and no other will do go for it. If price is very important and you feel you can get another house like it for less, then wait, she may very well come down when the house doesn't sell. Don't forget, this is an extremely tough time to sell, not many buyers in the winter.

how long have you been looking?

how many houses have you seen?

if you have pounded the pavement for a while and think the house is worth it, i would go for it. if you have doubts and have not seen many places, i would listen and entertain DH's parents advice...

That's a good price for a 4BR house. If it is within your price range, I say go for it. You will have more wiggle room once your inspector gets in there. Based on what he finds and needs fixing, you can get them down more.

I know it is tempting to with the market turning into a buyers one...

but i wouldn't chance losing soemthing i like

I agree. We did this, after our inspector came I talked them down.

IMO...If they are desperate to sell, they will go down. You can always change your offer before the contracts are signed, so put in an offer, say it is contingent upon a full inspection. Based on the inspection, make a final offer. You should have an inspection done before you sign or agree ANYTHING in writing.

What is the market like in PJS, have homes been selling quickly or are they one the market for more than 2 months. On MLS are you seeing the same homes at the smae asking prices? How many homes have you seen in the areas you are looking in?

You need to ask yourself can you walk away and still be happy or will you be upset that this house is the "one that got away."

I just did a search for 4BR, 2bath houses in Port Jeff station and only 1 came up under $335 and to be honest, it looked incredibly small.

Only you guys know if this is 'the' house. But, the price sounds incredible for what you're saying it is. Does it need a lot of work? If so, have your broker explain that to the seller's broker/seller themselves. Maybe it'll help your case. But to be honest, something that reasonably priced will go.

Thanks again for your help. DH and I decided to not take the house b/c he really didn't love the house-I don't think this was "the one" we will keep looking... if anyone sees anything good, please let me know!!

Definitly offer it. If you love it and can afford it get it. Otherwise some damn builder will snag it up. Seemed like very house we looked at a builder was in a price war with us.
