First time home buyer programs?

Does anyone know where I can find a list of programs for first time home buyers?

the mortgage programs you can hear just about all of them from a mortgage broker and banks have their indiv. ones. the ones that give you the really good deals are for really low income first time home buyers. like for a family of 3 you hav to make under 50,000

housing programs designed for low income is usually in bad area or areas that they are trying to "renovate". my dh and i looked into these. you get a great deal but it was NOT an area we wanted to live.

also suffolk county and indiv towns are currently offering a free grant program up to $12,000 for your dp or closing. But youalso have to make a certain amount and your house could only cost so much depening on how much you make. i think for a family of 3 it was $65K and a house no more than $350K or so which isn't me but this one is more reasonable as far as income qualification.

I don't know if this is what you're looking for, but when we bought our co-op, we got a SONYMA loan...for first-time home buyers. There are all sorts of requirements and forms to fill out....and not everyone can be approved.

But in the end, we got our mortgage for a super-low interest rate (4.25%) and they paid all closing costs.

Thanks ladies. I am looking for something for people who are not low income. We don't qualify for any of those programs by a long shot but people keep telling me there are things out there for first time home buyers that are in our income bracket. I don't understand the whole "low income" thing, they aren't taking into consideration what homes cost in this area. When I looked into it it said the average price of a home is like $105,000 or something like that. Chat Icon Chat Icon

a friend of mine went to a first time homebuyer class given by the CDC -

all their programs, the income limit was uner $70K (for a 2+ person household)

you can also apply for some low income housing if only one of you buy the house, then after you purchase you transfer the deed into both names

I don't think this would work - I don't think either one of us meet this for one person household. I'll look into it though, thanks!

there's a program called Long Island Housing. they offer discounts on your closing. We saved 5K on our closing because of this program. fm if you'd like more info

well, SONYMA loans for first time buyers now have a max income limit of 93k for a couple, 5.75% for 30 year fixed, only 3% down, 1 pt, and they offer closing cost assistance...
