some of the not so nice areas are:
St. George Mariners Harbor Bulls Head Graniteville Stapleton Tompkinsville Park Hill W. Brighton New Brighton (some sections) Clifton Arlington
some of the nicer areas are:
Bay Terrace New Dorp Eltingville Tottenville Princess Bay Richmondtown Great Kills Annadale Richmond Valley
generally, the schools along the south shore are more sought after then those along the north shore. jmo.

I live in area code 10306(Grant City). I really loved my neighborhood. I don't know if you are going to commute, but that makes a huge difference in where you want to hunt. My bus stop is 2 blocks away (on Hylan Blvd) but the train station is 3 blocks from me as well. So that leaves me with a ton of options in a prime area.
St. George is a hit or miss. I know tons of people that live there in restored homes or condos on the water and have a FREE commute everyday. (The ferry is free, and most work downtown). That is a major selling point.
In your hunt, you will probably see areas like Midland Beach, South Beach...not as desired. Not knocking anyone who lives there, since I can't afford it, but not a thriving market at this time.
Mid Island and South Shore is where people primary want to buy. However...we also have a large landfill that you can smell in many homes. Try and stay away from that area if you can.
When you hit the South Shore, you basically just added another 30-45 minutes in commuting time. It is suppose to get better with expressway improvements, but I have not seen that.
It would really depend on your price range and your commute. HTH

Rossville is also very nice...thats where we currently rent from. We are in the process of purchasing a home in Oakwood which is also a nice area.

As MrsERod said, south shore schools tend to be better than North Shore schools. There are some really lovely homes on the North Shore, though. I grew up in Great Kills, which is on the south shore, so I'm more familiar with that area.
