Inspection Cost?
How much did you pay for an Inspection, did it include any extras?

I think our inspection was around $500 - the guy took 3 hours - VERY thorough! Here's the info:

What do you mean by extras?

thanks anyway... but yeah, we got quoted 450 from someone and then quoted around 800 from someones referral... (who we know is excellent), just not sure about the guy for 450 now...

Will you or DH be there with him? I think 450 is about the going rate, but good to ask on here so you can see what others paid.

yes he will be there the whole time and i will be there a little late -
my parents just learned that if you are not there, they can rip you off (they just bought a house in PA and the report was done not as thoroughly as they wanted - they feel it was b/c they were not there.)

We paid $450 - he was very thorough as was hir report...and we walked around with him. He has even called to follow up with us (we're having contract issues ) which we thought was really nice and totally unnecessary.

We just paid $600 for an inspection on a really old house. This person was an Engineer though and it took almost 4 hours.
Be careful because sometimes "inspectors" are not Engineers and therefore not as qualified as you think.

$400... included termites and the fireplaces which they don't have to do because they are not an essential system of the house.

Ours was 385- it was 3 hours also, inside and out. Garage, cement, landscaping, pipes, plumbing, electric- EVERYTHING you can think of. And he told us how to fix everything.

$375, the inspection took about 2.5 hours. We received a very detailed report.

Ours was $415 with the termite inspection. We used HomePro they were great so helpful--we used Jim. Here is their number. 516-781-4676
