Does anyone know how much the houses in S Section in Stony Brook are going for?
just curious...my dad and grandma both have houses there and Grams might be selling to move to GA with us.

Rectenly I saw on on mlsli.com for ~$430K but I think most are in the high $400K/low $500K. She can call a real estate agent for a free appraisal

I'm very familiar with the area. I think the mid $400K's would be a good price to start at.
is that for a ranch or for the capes (the model is called an Ardsley)
both houses have extras: grandma's house has a large family room off the DR/kitchen
Dad's house has an extra large patio and the garage was converted to an apt when we bought it, and we made it into one big room, the whole house has 3 bathrooms, new windows throughout.

That was for the colonials. I know two of them sold for around $450K in the B-section which is just across Nicholls. It sounds like this house has some nice extras, so the price could be slightly higher. Plus, being an older house, I don't think the taxes are *that* bad.

I'd say they will hold steady if not rise slightly. It's a pretty afluent area and everyone is always looking into getting in the Three Village schools. From what you described, it should sell without a problem. If it's going to be put on the market in March - wait for all the bad weather to end first.

i think that we are going to start seeing a decrease in prices on houses 450K + very soon
I have already noticed that they are slowing down in selling...Not just in that particular area but in general

$450K is the lowest price house you'll see in the area, so I doubt it will go down much. Especially since most of the houses in the Setauket/Stony Brook area are $700K+
