Well, my realtor pulled all of the comps for me from August 05 back to August 04 of every single house that sold in the area. I only know of two FSBO houses that sold for under 400K and one was built in 1911 or so and needed a ton of work and the price was very close to 400K... about 390K.

I sold a very tiny 3 bedroom ranch last year in E. Northport... in the cheaper section of town... and it sold for well over 400K in August of 05. Two other houses on the same block, again, one of the cheapest sections, sold for well over 400K as well.

The prices definitely dropped after August. My info reflects all closings by August of 05.

Yes, and I remember your house (when you posted about your garage sale) is about two blocks away from where I sold.

Yes, the prices have gone down. It's a totally different market in Summer 06 than Summer 05 but I am also seeing many more houses selling now so the inventory might start to go down which means prices might be leveling off.

Of course, this all depends upon the location and condition of the house.

Northport/E. Northport SD is top Suffolk district so that house is a great buy and taxes are low here due to LIPA.
