why are houses in Stony Brook & Setauket
cheaper than Holbrook?  
it's not that they're "cheaper", but you get a LOT more for the $$ in these areas. I always thought they were more desirable than Holbrook.

Maybe because they are further out than Holbrook? Proximity to the city and major highways?

we saw a few houses online that were 399. last year there was nothing lower than 430-440.
some of them seem to offer more for the $

maybe the proximity to the Ronkonkoma station - rather than the Port Jeff Line?
I always though SB was more b/c of the elite professors at SUNY.

easier to commute from holbrook into nassau/queens/city than E. Setauket. FH and I love E. Setauket, but I think the commute is to far (he works in Bayside)

Those areas ae also known as "hot zones" for cancer clusters, not sure of this contributes, but when my Mom worked on peds at StonyBrook, lots of their patients came from the Stony Brook, Setauket, PJ areas.

My guess would also be the commute to NYC. It is very hard to commute from Setauket or SB because it would be a very long LIRR or drive (because it is so far north). with the express trains from ronkonkama, the commute into NYC from Holbrook is doable....

I live in East Setauket. 2 houses on my circle just sold for over 550,000. It's not a new neighborhood - It's mostly colonials, but nice like the rest of the area.
I've never heard of the cancer cluster in PJ and Setauket??? I have heard of it near power lines... near the LIE though.
I commute from Stony Brook to NYC - It's long, but not too much different from Ronkonkoma. Maybe a 20 minute difference?

houses in Setuaket aren't really selling right now for some unknow reason- and people might be dropping prices b/c of that
his agent said she has never seen anything like this

my Dad really needs to sell his house- he might have to drop the price again
it's great house- but the road has double yellow lines- but isn't even busy- ( it wasn't when he bought it) and it's on a hill- which is helping him
