Question for those that bought a house with a separate apt.
How long did it take you to rent the apt. How did you go about renting it? Did you use a realtor of put ads in the paper. Thank you!

We have a 2 family house and we put an ad in the paper when we need a tenant. We have never used a RE.

Our apt is legal so we use a realtor to find our tenants bc they do backround and credit checks. This last time, the 1st person to see it rented it. Time before this I think the 2nd or 3rd person took it. We've had great luck w/ all of our tenants and the rental income is a huge benefit.
We DID try to rent it ourselves once for a couple of wks and even though we had a big response, we had families of FOUR looking at our 1BR and things like that - was bad.

It took us a longggg time to find tenants we liked. The apartment was done in October and our tenants moved in - in March. We were being really picky though being that they are living in our house (it's a basement apartment) and I didn't want some wacko living here with me (and PLENTY of them wanted to after seeing the place)
It def. pays off to be choosy!

We have rentals and use a realtor plus ads on craigslist that note the realtors info.
I have to agree that it pays to be picky. We do not share space with tenants but it took us a while to find tenants we wanted. One house was done in November and the tenants move-in was February.
We have an apartment available that was vacant as of March 15 (renovations took a couple of weeks) and it's still vacant now. We have lots of people that come to see it but many are flakes or want to make all sorts of "deals" re: payment.
Take your time deciding and have your realtor check references. You do not want to be stuck with weirdos living in your house.
