so we saw a house we LOVED

It has a wonderful floor plan downstairs, new baths, the MOST beautiful backyard I have seen in any house we looked at. Meticulously kept up.

I don't love the bedrooms, there is no basement, and no garage, because they converted it into a playroom with full bath.

for the same price, I could get a brand new Victorian, on twice the size property with basement, and garage. It just doesn't have the character I was looking for. I feel like it looks the same as all the homes they are building these days.

My question is will I regret NOT having a garage..basement I do not care about I actually hate them.

Also, the house is listed at 429,000, in my opinion too much for the house, how much less is still a reasonable offer?

we dont have as basement but we have a 2 car garage that we use as storage. Personally, I think I would regret not having one or the other....storage is key when you have a house!

i would want one or the other for storage purposes

where is the house located? i woudl offer what you feel the house is worth. are there other similar houses in the area for sale? what are they listed at? can you get recent sales comps?

Honestly, I would miss the garage - esp if you have a lot of sports gears or if you or DH are handy.
We saw a house we really liked, but they extended the living room - making it huge, with a fireplace. As much as we liked that, I just think having no garage or basement is a big pain. (We would sacrifice one, but not both)
I asked family members about it - those who converted their garage - and they all said the really miss having that space.
Obviously, this is a personal choice, but that's just my opinion.

I don't have a basement or a garage and honestly don't care. I have LOTS of storage space. Everyone is different. Only you know what you want!

We needed both. Glad we got it. Storage is no problem with my house but my property is tiny. That's ok with me.

We wanted either a garage OR a basement (luckily we got both)...I wouldn't be happy with neither.

However you could get around not having a garage by putting up a shed...and if you have an attic that would help with storage.

there is an attic, and there is also a really nice shed on the propert, although without a garage, I may add a second one for bikes etc...There is under the stairs storage, and lots of closets.

You can add a shed. I have no basement and 1/2 garage-part of it was turned into a laundry troom. We used those plus crawlspaces for storage. I have a reasonable amt of storage. Not tons but we also have two extra BD's that we use as offices so a lot of stuff ends up there.

i want one or the other, both great

but of course FH loves as house that has neither - but the family has three kids, and it seems like they have enough storage. they have a big shed in the backyard and a separate laundry room which could be used for storage as well.
