Q about 1st Time Homebuyer...
10 years ago I had bought a house w/ my 1st husband, we sold it less than a year later--my Q is, if I bought a house w/ my DH now, would we still qualify as first time homebuyers (He obviously never owned a house).

I don't think so. I think you both have to be first time. However, if he buys it in his name only, he would qualify.

I think it depends. My aunt had bought a house with her husband and they got divorced and she was told that she would qualify as a first time homebuyer if she bought something again.

can your DH qualify for the mortgage on his salary alone? than you could have him get the first time homeowner, but you can still be put on the title (just not the mortgage)

I was told by my mtge person that if you wait 2 yrs after selling a home you qualify for the first time home buying options. Check with your mtge person.

Your DH def does, but you wouldn't....I would try to look for a good loan officer that could push the loan through as a first time home buyer.

from what I understand, this whole "first time homebuyer" thing is for people who have a very small combined income. an income so ridiculously low that you could barely afford to rent here, much less buy!
I've been told by some mortgage brokers that they can fix it to show only 1 person's income so that you can qualify. sounds fishy to me

I work in a bank - and the first time homebuyer program has an income limit of $75K. If someone is buying their first home today on LI with that income, please FM me and tell me how to do it!

I think its 2 consecutive years that you do not own a home to be considered 1st time home buyers.
We really didnt find any great programs out there anyway.
