What would you offer on a home
w/ an asking price of 380,000. It's a small ranch, in a decent area. Just curious how low percentage wise you would go in this market.

it really depends on the exact area
if i really liked it i would start at about 370 depending on the needs of the house

It would depend on if I thought how much the house was overpriced. If you think $380 is fair,and you just want to get a better deal, I would say offer $350-360. Just my opinion.

This home is in East Meadow, and it needs a little bit of work . I'm just trying to figure out what a decent offer would be in/ around that area and in the price range

We did this for a house in Port Jeff Sta. The house was listed at $380. We went in at $360, then countered to $365, but the owner wouldn't come off his price except to $375, and then he accepted an offer at $376, our last bid was $371. We were hoping he'd come down to $370ish, but didn't, but this owner was an SOB! Long story with that. But I think you'd be safe starting anywhere btw $360-365.

I start at 360-365 depending on how long its been listed, exact condition & how bad you want it.

I'm just trying to figure out what a decent offer would be in/ around that area and in the price range if it's been sitting for a while, offer 10% less and tell the RE agent to pass it on that you can close ASAP (this could help you!).
if it is new to the market and you love it, I would offer very close to asking.
and wow, $380 for EM? I LOVE these prices coming down

I've been reading that 10% less is the average these days, but I would look at prices of similar homes in the area also for sale. Also look at how long it has been on the market, and the situation of the owners (have they moved out and/or bought something else already)? If so, you may be able to offer less. Ditto if it needs a lot of work.
The asking price sounds pretty low already, though without knowing more about the house, it's difficult to say.

The house we just bought was listed at $379 (started at $409...too high) and we came in at $345. We knew that they were pretty desperate, since they had already purchased a home in another state and were going back and forth...we settled at $359, which we were thrilled with.

I'd say offer $365K. You can negioate more after an engineer's report comes in.
