What would your first offer be on a house that's listed for $342K?
Just found a house that we really like. Its listed for $342,900. Only been on the market for a little over 2 weeks. Its move-in ready...doesnt need an ounce of work and the sellers did a ton of updates.
What would your first offer be?

330. Start low, and work your way up. If they listed it at 342, they probably expect to get 337ish.

if you think its resonably priced, it comps out at listing price, and you really want it- id offer close to asking price and not fool around with it.

depends upon the comps, and the neighborhood and the taxes.. are the taxes reasonable for the area or high?
I'd probably offer $330k

I would start low too... but I wouldn't consider 330k low. That is only about 3% off the listing price.
I'd start at 310k. But like every other poster said, it really depends on what other houses in the area have sold for.

I would offer 10% lower than asking.
thats where we started... and we ended up 7% lower then asking... they came down 7% we only went up 3%....

bid what it is worth to YOU. consider the comps, the area, etc.
i would start at 330 if i really liked it and wanted to get to a point where we could get an accepted offer.

The comps are all over the place - anywhere from $250K all the way up to $340K. Its in Orange County, NY. Zillow is showing the home's estimated value to be at $249,500 but realistically, I dont think we can go by that. The inside has been completely renovated and doesnt need an ounce of work.
However, I'm still kind of surprised by some of these responses. It seems like most of you are saying you'd offer $330K, however thats not even 5% lower than asking price and its a buyers market right now. I would have thought to start much lower Am I wrong in my thinking??

Our home's asking price was around that amount, and we offered full as our first offer. We knew it was priced well--IMO if you know the comps, and the sellers priced it well, there will be offers. There were three other offers on our home, all full asking. A house we bid on the week before went for above asking. Yes, it's a buyer's market, but if it is a desirable area (we're in one of the most popular school districts), it will move, and move quickly, if priced well.

Are you working with a Realtor? They should be pulling the comps for you...I don't find Zillow to be very accurate at all and would not base comps off of that

Do check the comps and compare apple to apple.
If a house is well priced for the area, bidding low will not work. They might not even want to negociate with you.
Going low ball does not always pay.
If they are priced right, I "might" go 5% cheaper. But there is nothing wrong with going full price.
I would not want to lose a house I really like for $5K or $10K. Which is nothing in the long run of the mortagage. Otherwise, you are looking at prices too high in the first place.
