What's a good rate right now?
On a 30 yr fixed?
I know the feds just met... just went up again, right?
If you are currently shopping and don't mind sharing - what rate are you locked in at?

The Fed held the rates..
We just bought in June and locked in at 6.25 <our prequal was like 5.8, it went up so fast! wish we had locked in then and there!>

Re: What's a good rate right now?
6.25% with Bethpage Federal Credit right now.
When the Feds meet again (possibly before their September meeting) they say they might cut rates again.

Re: What's a good rate right now?
My broker just gave me a quote of 6.3....He says if we wait a bit to lock....he thinks we can get 6.25....for a 30 year fixed.

Re: What's a good rate right now?
I don't quite understand the whole mortgage process...
but suppose that I were to lock in a rate today at 6.25 and then rates drop to say 6.0 could I then change my rate? Or would I have to go to another bank/broker (assuming this is an option)?

The bank isn't going to do a rate adjustment just because the rates dropped. You would either have to go to another bank and lock with them or let your rate with the current lender expire and relock. It's a cr@p shoot....

Re: What's a good rate right now?
For those of you who locked into a rate under 6.5%, What type of down payment are you putting down? Also, What type of mortgage are you getting? I am just wondering to compare my own situation. We have a 80/20 mortgage with 3 % down and 6.5% on the 30 year fixed.

I think another factor is if the loan is a Jumbo loan (> 417k)

Another factor someone might get a better rate is, there are many programs out there for lower interest rates, but you have to qualify and make under a certain salary and there is a cap. of the amount you are borrowing from the lender

We are mortgaging 417K and put down about 12%. We are getting a 30 year fixed.

ask your lender for a float down when you lock. We negotiated for 2 float downs (someone misspoke about a rate, that's how we got the second) and we used it once (didn't get a chance to use the second one.)
