What's the deal with price ranges?

I've notice a few houses with a listed price range, usually a range of about $40k. Why is that?

It's so that when people type in a price point on MLS their house will show up.

So if someone is looking for a house for up to $400,000, a house in the $385,000 - $410,000 range will show up.

The Realtor usually does this, so people do not get turned away if a house is above their budget.

we noticed this too before we bought our house...

what i didnt get was... if someone put in the range $300,000 to $375,000 ... then why would anyone bid over 300,000?? it almost doesnt make any sense to me Chat Icon Chat Icon Chat Icon

It was explained to me that this was the price range a seller would accept an offer in and this was just another way to lure in potential buyers. (They would capture buyers searching in this case from $350k - $400k and $400k - $450k) for a home price range asking $370k to $400k for example.

Whatever the strategy behind it, it always makes me think there's something wrong with the house.

I was told by my agent to consider the bottom number the price of the house.

We found out the hard way when we really liked a house that started at a price we could afford. After putting in a bid, we were informed by the REA that the price range was a marketing strategy/an incentive to have people view the house. In reality, the homeowners expect the highest amount in the price range-as anyone would.

we were told the range is letting potential buyers know the seller is willing to take an offer somewhere in the middle-
doesnt mean something is wrong with the house
its not necessarily a stragety for all

I like ranges- it means the seller is very negotiable.
