5.7% which was great in April 08..now not so much 
Same here. I remember then we had to lock in to get those rates!

We closed this February and were in such a rush to do it while rates were still "historically low" - we stressed about it so much and were so worried about locking in our rate. And since then, they've dropped like half a point. Oh well, what can we do? 5.125 is still pretty good.
this is exactly us but we closedin March and we weren't in a rush. a week before we locked in it was at 5.5 so at the time we got a great rate. now its lower but enought for us to change it. we won't be staying 30 years
ETA- to the OP, you can't assume that the rate people quote are the current going rates, you don't know how long the term is, it could be short that's why its so low, or they bought points to make it lower, or its adjustable. just some points to consider
