When do buyers typically make an offer?
We put the house on the market in September and it's finally picking up and we are getting a bunch of showings. Of course I get excited after each showing, but still no offers. We showed it yesterday and our realtor said it went really really well. He will follow up with the other realtor today, but I was just curious in general when did you or your buyer make an offer after viewing a house? Did you sleep on it? This selling process is so stressful!!

It really depends on the buyer and how far along they are with their search. If I have a buyer who has been looking awhile, esp. if they've waited too long to make an offer and lost out on a house, they will usually make an offer right away. And I am letting them know now that houses are going fast... a lot of properties I call on for appointments already have first accepted offers or are half in contract by the time I call!
But a lot of buyers, esp. first time buyers, will want to come back for a second showing before they make an offer, and they will usually bring parents, family, friends, etc. to give another opinion.
Sometimes buyers will also like a house, but be not quite ready to make an offer (they are waiting to close on another house or something like that), and in that case, someone may come back with an offer weeks or a month after seeing a house.
But it's good for your agent to seek feedback from agents that show... other agents will usually be honest when giving feedback about whether their buyer has any interest, and if they don't, why not.
But I am seeing so much activity out there now, so if your house is priced well, I would think it should sell soon!

For us, we made an offer the same day that we saw the house. Not immediately after since we were looking at other houses but once we were done, we talked it over then told our REA to make the call.

When we were looking it totally depended on a few things: how long the house had been on the market (if it had been on the market longer we weren't in such a hurry), how long WE had been looking (by our 4th month looking we made offers a bit quicker), how much we liked the house/location, and also our personalities. DH likes to sleep on things so it often took us a day or two to decide on a number and discuss with our realtor.

With our 2nd house it was on the spot As we were leaving we told the realtor we wanted to put an offer in and we got a yes the next day.

For our home, we made an offer in the backyard while looking at the house. We knew right away as soon as we drove up to the home that was it.

For our coop, we received a total of 3 offers and each person came back with family to see it again within a week I'd say. Offers followed within a week after second showings.

Truthfully I believe if they like they make an offer pretty soon. Thats been my experience. When we sold our first house we got an offer that same night as the showing.

i had put offers in usually the next day ... i always wanted a night to think it over because it was a large purchase and didnt want to have any regrets.

For us, we saw the house on an open house day. That day we knew we wanted the house
We made a private appointment the next week (JUST to be sure). Beofre we left, we filled out the paperowrk with both real estate agents for an offer while sitting in THIER (now our) kitchen.
ETA: my feeling is if someone likes a house they will make an offer the same day, or next.

For both houses we made offers the first day. I really think it comes down to price...yes all the other stuff matters but depending on how badly you need to sell it, the right price will get you a buyer (ideally).
We put our house up in early October, had 30+ showings and in December, 3 offers within 3 days. We closed a few weeks ago. GL!!!

Thanks everyone!! Still no offer so we'll see. We dropped the price in the fall and I'm pretty sure we are in the right range, but the market around here is a little funny and most of the people looking are looking for a vacation home so it's hard to tell. The good news is that we've gotten good feedback from all the people who have seen it, no one has said it was overpriced. So I guess it's just a matter of finding the right buyer We are having an open house on Presidents weekend so I'm hoping we gets lots of traffic for that!

90% of my clients put an offer in with in a few hours of the showing
most of the time I don't even make it to my next appointment without getting a call
if it was an evening showing- generally then the next morning
if I have to call another agent for feedback on my listing- they are not interested- the one thing I learned from my first broker - if they want the house they will call you!

I'd say between 1-3 days after seeing home. I'm a good example, I might be making an offer on a house that we saw on Sunday.
