When Do You Think I Should Tell My Landlord?
I'm about to go to contract, with a closing date of 12/10.
On one hand, I want to tell my landlord asap as I'll be breaking my lease and he'll need a new tentant in order to give me my security back. But on the other hand, I know things can still fall through and I don't want to mess myself up and be out of a house AND an apartment. But, if I wait until the last minute he might not be able to get someone new in there and then I'm out a few thousand.
What should I do? Any ideas?

I would wait. otherwise he will start advertising it right away and what if it does fall through. you have to watch your own back first... even if you're out the $, you need to make sure you have a place to live.

as a landlord, i think it is fair to keep your landlord in the loop.
tell him that your estimated closing date is 12/10, HOWEVER< please keep in mind that this deal can still fall through and you would hope that you would still have a place to live.
as a land lord, i would ask for a date where you are positive that the deal wont fall through- for example, you should know about a month before 12/10 that you got your mortgage and that the deal did not fall through.
i think it would be nice though to state your intentions to your landlord now.
We were actually in this kind of situation- our tenant told us in march he was leaving in may- he was buying a co-op. the deal fell through, he didnt get accepted by the board and he ended up staying. lucky for him we allowed him to stay!

When I was in the process of escrow, I told my landlord with the projected close date. She laughed at me when I told her I would definately be out by then. She told me to pad it by a couple of days and if I didn't need them, not to worry. She also said she would show the place contingent upon my closing- that she just needed two weeks notice. You will know by then if the deal is going to go through.
I did need them. But it was nice that she could show the apartment also knowing that I probably would be leaving.

unfortunately, legally if we wanted him out - it would take a while as we had nothing in writing, boy did we learn our lesson!
