when you first put your home up for sale, how often did you show it?
i mean, at the beginning, did you get a lot of viewings? i'm getting a little down because our place has been up for 2 weeks and only like, 3 people have looked at it. there were 3 or 4 other appointments but everyone cancels at the last minute. we didn't have our open house yet, it's going to be this sunday... but i'm worried no one is even going to come to that! we had one offer on our co-op and we went back and forth a bit... it really looked like they might be the ones, now, i don't think so i know we just put it up and it's soon but it's so frustrating. can anyone give me some feedback, what it was like for them? thanks, krista

hi! we put our house up a little over 3 weeks ago... the first week was NUTS!! we had 7 showings, plus she brought the agents from her office by in case they had any buyers in mind, AND she did an open house that sunday. only 2 people showed up to that open house. and during the week after that we only had one showing. BUT... this passed sunday she did another open house. she had 7 couples come and we got an offer from one of them. but, our agent had told us its really unusual right now to have all that interest right away- i think we just happen to be in a good price range or something. cause the house is nothin special- LOL ( you can see pics in my album). i would hang in there! its a bad market right now and its just a matter of getting the right person in there.... good luck!!

Be patient...the market is extremely soft right now. There is so much inventory out there and not enough buyers who can qualify for a mortgage.
Be willing to negotiate and it will sell.

My parents' put their house on the market 5/23 & the first couple of days were crazy. They had 2 & 3 people coming at a time. By the 4th day, they had a bid on the table & one week later, contracts signed.
I know this is not the norm but I would say if your house is priced right, it "could" sell quickly.

It really takes time to get people in the door. There is alot of inventory out there now so there is so much for buyers to see.
If you don't get buyers within the first month or so that could mean that you are slightly overpriced. See what happens though.

I think it was a little slow when we put our co-op on the market, though that was last July, not the greatest time. After a couple weeks, it seemed as if more people started coming. It's hard to say how many come on average, it really varies, though I would say 4 or 5.
Has your REA had an open house yet? That usually helps.
And yes, get used to no-shows. It's very annoying, but a lot of people don't show up (and don't call). Or they'll come several hours later. One time I was in the shower and DH had to send them away. They were annoyed, but it was their fault! People are very flakey.

we posted our place for 245. there are other units in the complex selling for 230-255. it is a duplex, upstairs/downstirs, 2 bedrooms, 1 1/2 baths. the entire place was renovated 2yrs ago, new appliances etc. we are selling 2 wall ac units that were brand new last summer and cool the entire place, as well as a stackable washer/dryer 2yrs old. it is all freshly painted, brand new tub, brand new kitchen floor and slate garden beds in the front and the back full of flowers. these things are within the last few months recently done, on top of all the other renovations. the one couple that placed an offer offered 225. we countered at 240. they countered at 230. we countered at 235... now that's right in the middle. they are holding tight at 230 and said if we don't come down to meet them, they are going to rent and take themselves off the market. i told my agent that's fine and dandy. am i being ridiculous? it's not like we wouldn't budge on price... and the unit 2 doors down from us SOLD for 245 and ours is equally nice, so i know it's not overpriced. ugh, this is so frustrating and discouraging!

When did the unit two doors down from you sell for 245K? The market has softened considerably...buyers have more inventory to choose from, so they are not going to pay top dollar anymore.

unfortunately, there are quite a number of units up for sale in our development which we know works against us. luckily, we aren't in crunch mode where are buying and selling at the same time therefore pressed for time, so we can hold out for the price we need. it isn't about want... we put it up for lower than we wanted... because we don't want to be the most expensive unit out there. but we aren't the cheapest either - and frankly, we shouldn't be because we do have some pluses in our favor compared to the other units. we NEED a certain number though and just can't drop below it. i guess we'll have to hold out if need be... it's just frustrating and hard.

that, and another unit both sold for that price since the market has gotten crappy.

We just put my deceased FIL's house on the market last week, and we have gotten tons of calls and viewings and 4 offers already...so werid. the house is so dumpy. I am sure whoever buys it is going to flip it.
