where are you looking? (in suffolk)
i always thought of myself as a south shore girl, but i'm starting to notice that you get a lot more property for your dollar as you head north. where are you hoping to buy that combines reasonable taxes, a school district where you're comfortable sending your children, good value on homes, and whatever other criteria the more experienced home-shopper might consider? TIA!

See, now I thought the opposite. I thought you got more for your money on the south shore when I was looking, but really, I think it just depends on the town and the school district more than anything.

ditto! I always thought you get more for your money on the south shore but it also depends on a lot of things like the neighborhood or if you're near the water or not. Check out East Northport. It's much more affordable than Northport. The school district is great and we love Larkfield (our Main St.)

were looking for a home on the north shore and I feel like there are many more affordable houses (at least in our price point) on the south shore. DH works on the north shore and we love it here, so were just going to stick it out till we find something.
the area's we are looking: Kings park northport/e northport (low taxes) commack (higher taxes) smithtown were even considering nesconset where its smithtown schools some houses in one area that fall under harborfields sd (some are in huntington, some greenlawn)

we looked in.....
patchogue east patchogue bellport brookhaven blue point bayport
this was the list we gave our agent.....
and we bought a house in Yaphank on our agents recommendation that we had to see this house......
go figure

What about Ronkonkoma or Bohemia? The taxes are less than oakdale and they are in the connetquot schools. Sachem is also a good district.
Plenty of good school districts on long island. Doesn't have to be on the shore you know.

We looked in Melville, S. Huntington, Farmingdale areas.
We ended up buying in S. Huntington. We loved the area, loved how all the houses looked different, we are close to all parkways, shopping, village, etc.. but far enough where at night you can hear a pin drop.
Taxes are a little up there, but I just got mine grieved.
We are on about .40 of an acre as well.

We are in Smithtown but with Hauppauge school district. The reason we ended up here is because I love all of the ammenities (library, pool, town programs, parks) that Smithtown has but our taxes are SO much lower with Hauppauge schools.
We got a LOT more house and property for the money and our taxes are much lower than anything else that we looked at - 4 bedrooms, 2 1/2 baths with an inground pool on 1/2 acre and they are only $7700.
We also looked in Smithtown (with Smithtown SD) and Commack and the taxes there for 1/4 acre and smaller houses were running between $9000 and $12000.
One of the things that I also personally love about Hauppauge SD is that there is no real "rich" area. In the other districts that we looked in there definitely was.
Also, our neighborhood right at the end of Northern State (where it meets 347) so getting out of the neighborhood isn't an issue - I didn't want to be somewhere that it would take 15 minutes just to reach a parkway. You would never know the parkway is so close though!

my neighborhood is split half Smithtown half Hauupauge schools...the dividing line is actually the middle of the street on my block...therefore...we pay several thousand more for our taxes than the people across the street with the same exact house!!!

we're looking in the same areas but we're actually extending it a little further east, into three village schools as well

That's so funny, it sounds like you live on my GF's block!! She has the same exact deal. Shedid mention 2ce the school buses because of the 2 SD's on one block! But her street is SO cozy we would move there in a heartbeat, but the one house for sale around the corner was in haup SD and they wanted over $100, 000 more than my GF's house just appraised for and my friends house is completely updated, custom lanscaping and an inground pool. I couldn't beleive the price difference.

We only looked where DH and I grew up- in the Oakdale, Sayville, Bayport, and Blue Point area. We ended up buying in Blue Point.

i grew up on the south shore nassau,but bought in north shore suffolk and love it. we had a small budget, but definitely look in the Elwood SD. Overlooked sometimes because it's small, but it's awesome. it encompasses parts of Greenlawn and East Northport. We LOVE it and are so happy. we are in Greenlawn, but our home is 1/2 the price it would have been in Harborfields, but Elwood is still a great SD.
