Where can I get COmps, that actually compare apples to apples?
I know there are quite a few websites, that give you recent home sales in the area. However, I want to find comps of similar houses, so I can figure out what would be a fair offer if we decide to make one.
I would ask my RE agent, but he is the sellers agent also, so even if he printed out comps for me from MLS, I think he would still give me just the higher ones.
SO is there anywhere I can get the same info. that I could get off the realtors MLS site?

I know that some real estate websites have them, I'm pretty sure Coldwell Bankers site you can find comps for the area.

domania.com has them - but they arent that recent.

If you are looking in Nassau County, www.mynassauproperty.com gives comps.

neither zillow.com nor mynassauproperty.com give accurate comps. they show comps that are 20% less than what the market value is. your RE agent shouldnt give you comps because he works for the seller. it's unethical for him to give you an idea of what you should offer. its his job to get as close to full asking as possible.
what i advise to all of my buyers is to just throw out a number, any number! if it's too low, the seller will just refuse it OR they will counter and you will find a happy medium.
Yes, I realize my realtor cannot give me comps, I think if I decide to make an offer, I will just do 5% below asking and see what happens. However, I already know my realtor overpriced my house, so I am sure he did the same with the other house he listed, LOL...evil game...I hate it.
My probelm is the area I am looking in there are very few colonials to compare it to, everything is high ranches (tons of them)...so I am having a hard time finding good comparisons. Should I get another realtor involved?

I asked her time and again for them and she finally sent me 4 houses that sold (and we were with her for 8-9 months) oh yea, and no surprise, the one's she sent me all sold for very close to asking.
RE agents have the seller's best interest in mind, end of story.

Home sales are a part of public record. You could consult the department of records in the county.

Well, one other thing you can see on www.mynassauproperty.com is the recent home sale price for the comps, so that might help.

Well, one other thing you can see on www.mynassauproperty.com is the recent home sale price for the comps, so that might help. but there isn't a site like that for Suffolk.

you are putting yourself at the disadvantage not using your own agent-in this case the agent is always on the side of the seller- higher price = higher commission- double commission in this case
you need someone on your side- to help you- not them

i was thinking the same thing, why are you dealing with the sellers agent?
some people dont realize it but ALL realtors in NYS work for the seller automatically even if its not their listing because they get paid by the seller at closing. if you want an agent to work on your behalf (the buyer) then you need to hire a buyer broker. in which case you need to retain them to work for you by signing a contract and YOU pay them at closing which gets added into your closing costs.

Yes I actually did not realize this. When I lived upstate it worked differently. It is fairly equal between buyers agents, and sellers agents.
Also, I was dealing with the sellers agent, because he is my agent too. I listed my house with him. He is a friend, he knows my taste. Normally he lists homes in an area I am not interested in. But he listed one that he knew I would love, so he wanted to show me.
