Why does it cost so much to list your home on the MLS?
Even with my mom's real estate discount it's going to be $1,400. We don't even have that. I thought it was only $400-$600. We're getting near the end of finishing up the house. We're trying to figure out the best way to go about doing this. I know this might not be much to many people, but for us right now, we don't have the money.

I had no idea it cost that much to list on mls..wow. Makes me wonder why some sellers don't put better pictures on there to sell their house faster.
Not that it helps you, I'm sorry. You could always add the extra $ to the price of the house.

what about listing it on the RE company's web site?? That should be cheaper. OR maybe you mom can front you the $$$ and you can pay her back after the closing? Just a thought...

Because the MLS is run by realtors and if they allowed people to post their own MLS listings for cheap, you really wouldn't need the realtors.
It's sort of like Realtor job security.
But you can take a look at this website. They are advertising MLS listings for $349. Not sure how legit it is, you would have to call them.

Thanks everyone! The reason why I thought it was cheaper was because my mom said she gets a great discount because I'm a family member. I did see that website, but like you said, you don't know if it's legit.

Why can't your mom list the house? If she is a REA why do you need to do FSBO? Would your mom charge you a commission?

She can list it for me, but for her to list it, it has to be under her companies name and that costs $1,400.00 I just thought that was expensive for a being with a family discount. Maybe it costs a lot more to list with an agency without the discount?

It might be if you don't go the FSBO route with no MLS.
If your house is worth 140k for instance... $1,400 is 1 percent. For one more percent you can typically get a seller's RE to represent you (paying 2% commission).
You are still going to have to pay 2% for a buyer's RE anyways. If you are already going to shell out 2%, plus $1400, might as well just list it with a RE that is not family.
Your house is probably going to be difficult to sell (based on what you say), so you want to have somebody working as hard as they can to sell it. I find that usually you don't get the same level of service from family members that you do from people you don't know personally.
