If you weren't 100% happy with the home you lived in and along came someone who showed an interest in purchasing your home (which is not on the market).
The max they can pay is about $10-15K less than what you purchased your home for 1 year ago.
Selling would mean I'd have to start house hunting again or rent an apartment until I found a new home.
I don't 'hate' my house, but now that I've lived there for over a year...I see that I rushed into it a little bit and should have held out for my dream home.
WWYD?
1. Sell? 2 Stay put until you can get at least what you paid for it or more.

if it was me, i would hold out until i could get the money i spent on it. if the person is interested in your home & it's not even on the market, maybe they will like it enough to pay your price

now is the time to buy, we sold our home and took a $70,000 hit, but we got our dream house that was appraised for $700,000 (in a good market) for $470,000 (closing in 3 weeks) i think its worth it!

If you think you will "save" more than the 15k on buying a new home, then it would be worth it.
I agree with previous poster - try counter offering - maybe you can get them to meet you in the middle.
Don't forget to factor in closing and moving costs for both selling and buying a new home - that can be THOUSANDS.

I'm definitely putting the cart before the horse here, because I don't have an offer...just someone who's expressing an interest. They said they have looked at 'every' house on the market in my neighborhood and have seen nothing they like. They want to be in before the school year starts...so, if anything does happen..it would happen soon.
Like I said, no offer yet, but I guess I want to be prepared if it gets that far.
For those who replied...I appreciate your input

that $15K is easily the commission you are saving...I would go for it - prices and interest rates are great right now - if you wanted to move eventually. It's hard to find a buyer in this market.

With home prices being so low and interest rates low also I would sell and look for my dream home. $10-$15k is not such a big loss in todays market. Good Luck in your decision
