YAYYYYY we got our appraisal back for the refi!!
it came back for $645K!!!!!!!!  I guessed it would be around $625K, so I was pleasantly surprised it was higher. For anyone interested, we're in Howard Beach Queens, purchased 3 years ago for $575K and then took out an equity loan for $75K a year and half ago, so at least our equity is on par with the appraisal and we haven't lost money. Since moving in, we completely gutted the kitchen and dining room and also renovated the basement and another room, and also redid the front of the house with pavers and added a patio.
now we just have to wait for the underwriters and should be completing the refinancing in 3-4 weeks! can't wait to start paying less $$$ every month!!
