Forclosure related question.

How can you get a listing of houses that are in forclosure without signing up for one of those crazy ads on TV? Do you just happen upon them, go to the town or go straight to the banks?

I don't have any experience with these, but came across this website...looks like there is a fee after 7 days...good luck!

Realty trac is like that too - After 7 days there is a fee. I dont think there are any websites that are 100% free.

You can try calling local realtors to see if they have any foreclosures available.

Also put an ad on Craigslist saying that you are looking for a foreclosure, and maybe you will get some responses.

I *think* that once the bank actually takes ownership/title of the property, the will hold an auction.

if no one bids at the auction, the bank will list it with a realtor.

i hate to say it guys but as a realtor, if i were to see a foreclosure pop up i would buy it before it hit MLS. you will NEVER see a foreclosure on MLS just for this reason.

however, i know alot of realtors who go down to the county court (i believe every monday) and there is a live auction held on foreclosures. i dont know if its open to the public...i'll find out

there was one in holbrook a few weeks ago that was being sold by a realtor and there is a bank owned property being sold on MLS in s. setauket right now - i think in this market this is becoming more common.

you can look in your local paper too for Sheriff sales.....you can also call the county sheriff's office i believe to find out if the addresss is still on the market....from what i hear the ppl that go to the auctions have CASH!! so if your loooking to get one u have to have liquid

Thanks - great info. You have all been very knowledgeable. I don't have that much liquid unless I can get a house for a buck fifty.

my DH comes across them from time to time in his business also- I almost bought one of them

there are going to be alot more in the next 6 months to 1 year- as people who have adjustables and IO have them come due and can't afford the payment

and with housing prices decreasing - they will owe way more then the house is worth
