Question about contract with real estate agent?

OKay, so probably, I should have put some kind of clause into my contract.

I have someone interested in my house, (a neighbor)..who knows if its actually going somewhere, but...I hate the fact that I will have to pay my realtor a commission for nothing. I told her it was for sale, I am showing it, I will be doing the negotiating if it comes to that.

No way to get out of paying that commission right?Chat Icon

How long is your contract with the agent for? Do you have an idea of how soon your buyers would like to move into the property?

I just signed, so I have 6 mos to go...not sure when buyers will be ready.

I have 2 serious bites that I found on my own.

One will be ready in January....not sure about the other one, will know more this weekend.

sorry to say it but your only way out of not paying your realtor would be if you had put this persons name into the contract as an exclusion. it's usually done for family members and such (just in case you decide to sell the house to your mom or something). that contract is binding and you have to pay no matter who you sell it to now. sorry...Chat Icon

welll who knows what will happen....its a neighbor, if they are that serious, maybe they will wait the 6 mos. who knows....

Actually I don't mind paying the realtor, Id rather have him be involved with the sale, and keep the loose ends tied up...Just hoping he might reduce the amount of commission. we shall see

Usually any exclusions or names would be entered into the contract at the time you listed the house. Even though it's your neighbor, I really would let the agent do the negotiating. He/She will probably be able to get you a higher price. Also, there is so much more that the agent has to do after the price is agreed upon. (Engineer's inspection, lawyers, mortgage co etc) They definately earn their money.
