Where to start looking?

Hi - My DH and I are house hunting and don't know which towns in LI we should start looking. My in laws live in Manorville (Suffolk county) but the taxes there are a little insane for us. We are looking now in Center Moriches at the time but what other neighborhoods are good? We are looking for houses in the 300's. Any input would be appreciated. TIA

Re: Where to start looking?

Have you looked in Mastic--there is parts of mastic that are in a good school district I think. I am not familiar with eastern suffolk but from what I have heard on here there are alot of new construction going on out there.

Rocky Point
Center Moriches
East Moriches
Selden

You are right. There is a part of Mastic called Manor Park and that area goes to Eastport/South Manor. It is a nice neighborhood.

Just like Mastic, there are good & bad areas of Patchogue. Your best bet would be to drive around and see what you find.

Re: Where to start looking?

I grew up in Mastic and went to William Floyd Schools. I personally would never want my child in that school district. As others have said there is a "nicer" area of Mastic called Manor Park. It is north of Sunrise highway and east of William Floyd Parkway and the area is nicer than other parts of Mastic, most of the home are well kept. If you want to be in the Manorville School District you must be north of Grove st in this area. The north side of Grove St goes to Manorville schools and the south side of the street starts the William Floyd area. Manor Park is nice if you want Manorville schools w/o Manorville prices. I wouldn't rule it out if you are thinking of Center Moriches. Take a ride with your DH and check it out. Another positive is that it is close to both Sunrise Highway and the Expressway, easy access to both and very close to Smith Point Beach. LIF member Peaboy lives in this area, you should FM her.

Center Moriches is nice too, but I don't think the school district is the greatest. I would go with East Moriches, although there, I think you may run into the same problem as with Manorville because it is a growing area that is going to need more schools, which will in turn raise the taxes.

Re: Where to start looking?

There are lots of afforable homes in Rocky Point, Sound Beach, Selden, Coram. Wading river is starting to have starter homes in the 300's but the taxes are $$$.
I don't know much about the Moriches schools but the area is pretty.
we live in Ridge & there are a few awesome colonials & capes for sale in the mid-300's on nice sized lots right now in my area.
My neighborhood(Lake Panamoka) has a civic association & a private beach/lake club. People are super nice, everyone looks out for one another, I don't have kids in school here but my neighbors love the school & the kids have lots of school pride.
We love it here.
Good luck w/your search!

you can get a nice sized home in Port Jeff Station (comswogue schools) for under $400, and there are a few homes in E. Setauket (Three Village) for under $400 also.

definltey argee about smithtown hauppauge and st. james. nothing decent under $400!
