Which would you pick?

We've found two homes we like, both in the same town, same school district, similar price range, same size lots and in close range of one another.

House #1 is stuck in the 1950s, but have living room extension and extra bedroom. Will likely need to be updated to fit our life styles.

House #2 does not have any extension and is rather on the cozy side but it is newly renovated and do not much or any work at all.

Which would you pick?

Which would be more costly? Renovate the 1950s house or add extension to modern house?

Does any one have a ball park figure on how much it will cost to convert a garage into a family room or bedroom?

even factoring in plumbing and electrical renovations, i still think updating the older house will be less $$$ than expanding on the newer one.

is there a big price difference between the 2?

the older but roomier house is 10k less than the modern one.

that seems like a better investment to me. If you felt you didnt *need* to add on, then i'd say go with the other one, but since you do, i think its better to get the bigger one, adn do the updates

I agree - I'd go with the older one and apply the 10k to refinishing it.

My brother and SIL looked into expanding their house- I forget specifics but laying the foundation alone was going to cost a bundle. So you may be better off with the other house. Ten k is a lot, but I don't think you could expand for so little. I'd get the bigger house.

the older house is actually 25' longer

the modern house is on a more modern updated block where all houses appear to be well taken care of.

Since it's same schools, etc. I would get the older one. It's a bigger house, on a bigger lot, less money and you can update things to your taste over time.
