If your inspector found evidence of WDO (wood destroying organism), infestation in a home you are purchasing in New York State, in most cases, the homeowner (seller) must have the house treated.
There are two ways to treat, chemical treatment or baiting system, (Centricon). The baiting system involves installing a number of baiting stations around the perimeter of the house. The stations are small round discs, approximately 7 to 8 inches in diameter. A baiting system requires an annual maintenance contract that the applicator monitors and maintains monthly.
The extent of the damage is very hard to estimate in a finished home, obviously because one can not see behind finished walls. But, my experience in most cases, if you don't have signs of major damage, you probably don't have major damage.
I also tell my customers, "In most cases, a home on Long Island either has, or will have termites". Also, "In most cases, a home on Long Island either has, or will have moisture in the basement".
