Smithtown/E. Northport/St. James/Nesconset/Sayville

Hi everyone,

I am just beginning my real estate search!! The areas I'm looking at are the ones I listed above, the towns that fall under the Smithtown school district ,the Northports, and Sayville. I'm looking for a great school district, a safe neighborhood, and that "neighborhood" feel is very very important to me. Very family-friendly, community feel. Could everyone please give me their thoughts/reactions/suggestions about these towns? I really appreciate it! Thanks so much :)

Smithtown has a great school district but the taxes are high. Not really a young neighborhood, so if you are looking for a young neighborhood with lots of little kids, its not the town for you. we are the youngest in our neighborhood by at least ten years and we are in our thirties. You can find a small fixer upper for around $400,000- $450,000 Close proximity to the Northern State. LIE, etc. Lots of great places to eat and a lot of town things going on. We moved here in May and we love it!!!

Thank you guys. Just to clarify, I'm looking currently in the Smithtown district, the Northport district, or the Sayville district. Sorry if I didn't make myself clear :) Keep the suggestions and observations coming, I really appreciate it!

We live in the Smithtown School District in the town of Nesconset. We moved in April and we love it. The school district is great. the neighborhood is great and close to everything.

We're in Nesconset also. Our neighborhood is a mix of lots of families with young kids and parents living here but kids off in college.

I am a Smithtown/St. James native myself and I would do anything to live there again!
There are great schools, great neighborhoods and great areas. I love going back all the time. It's definitely my home away from home.

We're in Nesconset also. Our neighborhood is a mix of lots of families with young kids and parents living here but kids off in college.







Same with our neighborhood. We have young couples to the sides of us and someone who has lived here for 20 years down the street.

I grew up in Northport and love everything about it. If DH & I could have afforded a shack anywhere in town we would have bought it.

And since it was the subject of another thread I'll mention that the library system is AMAZING!!!!!!!!!!!!!!!!!!!! It completely blows the Smithtown library out of the water.

I asked a similar question a while back and got tons of great information from the good people of the Home Board. Chat Icon

And as a result of that information, a lot of hard work, and a little karmic intervention, we closed on our house in St. James a week ago.

Every time we drive around, we love it more and more. It's probably the best area for shopping that I've ever seen. Between the stores along 25, 25A, and even Lake Avenue by where we live, it's really convenient.

My parents have a house in Oakdale and my sister just moved into her new house in Sayville. She raves about the school district which is much better than the town she moved from. I also like the area a lot and Sayville has a ton of events and community things happening. Oh and from what I hear, a lot of children and a family oriented neighborhood.

Best thing you can do is get in the car and drive around too. We wouldn't have found/chosen St. James otherwise. Chat Icon

this is the BEST advice. While we can tell you what we think are the best neighborhoods, you are the one who has to live there! I live in Setauket, and I never even heard of setauket until we started househunting.

I think we drove on every road in suffolk county Chat Icon

we also looked in St. James/Smithtown, its a great area - good luck!

I love the towns of all three. The Smithtown SD encompasses areas not that close to the actual town part of Smithtown--I live about 1/2 mi. from the Nesconset part of Smithtown SD, and while it is very convenient and close to 347, etc., I wouldn't say it is close to the town part of Smithtown. St. James is a great town, and the Main Street of Smithtown is nice, but can get very congested. I love the town of Sayville, and my uncle is a Principal there so my unbiased opinion is that it is a great district. Seriously though, they always show high on scores, and I like that it is smaller than the Smithtown SD so it seems like students get more personalized attention. I've heard great things about Northport, and I love the town, but I am not as familiar with that area. We actually are looking in the Three Village area instead of Smithtown...They are very close to each other, and prices are about the same, but I was more impressed with the SD.
