Tell me about living in Northport "village"
Can anyone give me pros and cons of living in Northport, village and Crab Meadow areas. FM if you prefer.

I do not live there (wanted to very much but couldn't afford it!) but my father grew up there and my grandparents lived there. My husband is from East Northport and I am from Kings Park so we have many friends who live there too, and I still have family in the area.
I LOVE Northport Village so I won't really have a lot of cons other than taxes, Main Street floods during heavy rain storms, and some people are bothered by the power plant.
The village is great - the shops, the restaurants, the small town feel. Great school district, the new theater is fantastic, beautiful old homes.
I would love it if our next home could be in Northport Village!

I forgot to mention Crab Meadow. My grandparents' family originally had a summer home there in the 1930s before moving out full time in the 1950s (then they moved to the Village).
Another great area. The beach is rocky but small with a restaurant and a playground and pavilions you can use for events. It used to be all small beach cottages but now most of the houses have been redone and are much larger. They all have private beach access in addition to the main Crab Meadow beach.

Meagan pretty much said it all. There are some streets that are drive through/short cuts streets into the village that you may not want to live on but all in all, not a lot of negatives I could see.
If you live in the village - meaning IN THE VILLAGE NEAR MAIN STREET, you'll have a crowded block during Cow Harbor Day but that's all I can think of.
Crab Meadow - buggy-ier but than again anywhere near the water will be.

LOVE northport village. great family friendly area, close to all and great SD. IMO the ONLY con is small property sizes (except the "pit" and sea cove area).
there is a home for sale on highland ave and james street (one of the most sought after areas in the village). the highland home is listed at 799k and the james street home, 800k. both are nice homes but they might be (at least the highland) smaller than what you are seeking.
there is a home that i adore for sale on earl ave. list price is 849k and IMO overpriced for the neighborhood. property size is ..25 with an IGP and tennis court = virtually no lawn. house is beautifully decorated. mlsi #2179656.
as you know, i live in northport but not in the village. i live a little east in fort salonga. i love the area and close proximity to the village, beaches and sunken meadow parkway. SO private with over an acre of land. the prices are comparable some of the village homes (over 700k) but a lot more home and land.
there are a few houses for sale in my neighborhood. FM me and i will give you the info.

agree with both PPs. Not to many cons, and if we were ever to move back to the Island and could afford it, I'd absolutely live in or near the Village.

skew & I probably live a stones throw away from eachother.
I live in the house DH grew up in (so he's been in the are 40+ years).
Whenever we spend time in the village we think of how much we'd love to be able to walk to the park (where we had our wedding ceremony!) and the restaurants, etc *but* the lack of land is what would stop us.

We are looking in the Village by Main Street. I have seen a lot of homes in the "Highland" area.
What I have found in that what really matters as with anywhere is location, location, location.
The houses are expensive, and most of the ones that I have seen either need a new kitchen, bathroom or both- and this is in the $700,000 and above range. Also not a ton of property.
A huuuuuge plus is the low taxes!!!! I am shocked on a daily basis at how low the taxes are. I feel that with the lower taxes, we can spend more on a house.
For example, I looked at a house where we live in West Islip that was listed at $699,000. The taxes were almost $15,000. I looked at a house in Northport that was $840,000 and the taxes were only $10,000.
So, I guess it all evens out. I am all for living there, my only concern is that it is far from family and friends, and that no one will ever come over and that I will be sad and lonely in my quaint new house in it's charming little town.

I think taxes are a huge plus for northport - even if you have village taxes - LIPA keeps the taxes down - and I even think the stacks are kind of nice. I love Bayview/James Sts (I would even take the awful parking on Bayview)
I think north of Main street (going towards Crab Meadow/Eaton's Neck/Ashroken) is really nice. We looked at EN/A, but didn't want to be trapped in another Nor'easter or have a 20-30 min commute for groceries or gas - not to mention getting to work. But it is a wonderful, quiet lifestyle.
cut through streets I can think of would be Scudder, Church/Resevoir, Woodbine, Laurel. maybe others can add to that
The SD is big though. It's something to consider.

the "Sea Cove" area is one street east of the "Highland" area, Ocean Ave separates the neighborhoods. many colonials, splits and some ranches. most if not all the homes are on .50 or more. the streets in the area are: - mar-kan - salt aire - sailfish - nautilus - dolphin
as mentioned if in nice condition, homes list for 700k+.
another area to consider is "the pit". located off of ocean avenue and just north of the highland and sea cove area. i think all homes are an acre+. homes a large and spacious. taxes are a good amount (10k+) than the village and homes prices start in the 900s.
knowing your style and preference (house size and property), i really think you would like either the sea cove area, the pit or fort salonga.

I grew up in the village and my mother still lives there. To me there are no cons to living in the village. The school district is good, the library system is awesome, Main Street has everything you could want, and the current Mayor & Deputy Mayor are wonderful people.
The con to Crab Meadow is b/c is it near the water, it isn't near anything else. At the posted speed limit you have no less than 10 minute drive to get to the supermarket (or anywhere else for that matter).
A PP mentioned a house on Earl Avenue. I checked the MLSLI and I don't know that house at all, and none of the photos are of the front. There are two houses I know of for sale in that area - one is on the corner of Earl & Main, and the other is 1/2way up Earl from Main. Right now the street doesn't look attractive at all b/c of the boarded up building on the corner. It's been vacant for 6+ years. Something you can use to negotiate a better price in that area.

My Dad has lived in the "pit" for 20 years. I really can't think of any cons to that area of the village, even during the traffic times there are back road short cuts to avoid most of it. Its a little too far to walk to main street on a daily basis but close enough to enjoy often. He lives in Harbour Point, the condo community but the single family houses down there are lovely. We always go for a walk around the neighborhood after dinner.

We move to Northport Village from Halesite (Huntington) in Dec. I thougth I would miss Huntington Village but it is a quick 10 min. drive.. this is another + to living in Northport.. you have 2 great villages to shop in. our house was expensive and so are our taxes.. but you get what you pay for.. The school system is excellent as well. We love our house and have become very friendly with our neighbors..great place to live.

I grew up on Jay Ct. Right across from Ocean. I LOVE my memories of growing up in the village. I would move back there in a heartbeat if we could have afforded it at the time. I cannot think of any downfalls. My dad still lives in the highland area and the only bad thing I can think of is trying to get up or down the hills of Highland, Lewis or James in the snow, but you can easily go the other way.
I used to ride my bike in the Sea Cove area and LOVED that area.
