Tenate Help
Ok..... A young lady is renting my studio apartment. When she came to look at it 2 weeks ago she seemed fine, even came with her parents.. well I told no smoking in the house, so she goes outside,, well when I saw her she was wearing very short shorts and a cut off tank top and cowboy boots, she wears this kind of outfit almost everyday. This is a family oriented neighborhood and there is always kids outside playing. I am sooooo embarressed it's not even funny. She even sometime lays on the sidewalk in front of my home..... I really want to kick her out I just don't know what to say or do....she doesn't work and stays home all day. I have teenagers and now I feel like I can't leave the home by themselves for alittle while....help any suggestions would be great.....

While the sidewalk thing is strange, although I wouldn't wear that stuff, I am pretty sure that the clothes thing is harmless. And I am pretty sure that no one takes that as a reflection on you, and I am also sure that just because she wears provocative clothes, she is no threat to your teenagers.
Just be nice and tell her nicely what you said. I would probably not address her wardrobe as it is a free country and she really can wear what she likes as long as she is clothed. But I can tell you that there is absolutely no way you can kick her out on those facts, unless you had a provision in the lease agreement that contained a dress code.

I would have a talk with her as well. We had some college-aged tenants recently move in a couple houses down the block and they had parties every night, blocking traffic, and standing in front of everyone's homes until all hours of the night. Apparently someone complained because the LL was there tearing them a new one. DH and I got to witness it even by chance! There's been absolutely no more problems since then.
I think if you throw in that it's a "family-oriented" neighborhood and that this could cause issues with the neighbors, maybe that will "scare" her into acting a little more respectable. She may seriously have no clue the image she is portraying.

The clothes you should have no problem with. Laying on the sidewalk?! Really?!?! Odd.!!! How does she not work and pay rent?
I had a tenant in a studio in my house before. She was a little weird also. At first she worked in the local supermarket and did not drive. Then as time passed, she started driving a yellow cab and parking it in front of my house ( on a cul-de-sac-, old people on my block, kind of neighborhood ) I expained to her the ramifications, she parked the cab elsewhere...
Simply talk to your tenant and express your concerns in a nice, considerate way. See where it goes from there.

while her laying on the sidewalk is weird -- i don't see what the problem is.
and why can't you leave your teenagers home now? because you're afraid they'll see her in short shorts and a tank top? you can turn on 100+ channels on tv and see much worse.
saying you want to kick her out cause of what she wears and that she sits home all day seems extreme (did you not verify her employment when she got the place?).
unless she is not paying her rent....doing drugs.....or being an extreme nuisance with noise, doesn't seem like there's much to worry about with her or reason to want to kick her out. if you don't want her laying on the sidewalk - just nicely talk to her.

I don't see how a landlord can make a complaint about what a tenant is wearing unless it is nothing at all....but shorts and a tank top in the SUMMER really isn't that weird...

Also how long as she been there you said she came two weeks ago with her parents maybe you should give it some time.

Does she have a year lease or is she a month to month tenant.
If you don't want her there and she is month to month, just send her a certified letter giving her 30 days to get out.
Then rent to somebody else that wears more clothes.

The clothes I get it....... It is warm out, she is 20, I was that age once so I get it! But the studio apt is for one person only and she does have 2-3 friends stay over night, they drink beer (I seen beer bottles in the trash) and dh & I don't drink, she is 20 so she should not be drinking and last night I smelled pot..... I had a talk with her last night, she is leaving. She is month to month, so she has no lease
