I think it has to do with what you put down. Ours was around $12,000

exactly depends the percentage of cost of house you put down. Only options you have are to pay it or roll it into your mortgage.

Generally, closing fees are not negotiable. You may be able to get the lender to waive an application fee or processing fee, but unlikely. What you can do is shop around for a mortgage and choose the mortgage with the lowest APR. Your attorney should choose a title company whose search and recording fees are reasonable (title premiums are the same no matter what company you use). Good luck!
